Direct commute from South Bay to San Diego Naval Base
Aside from its quiet, walkable streets, Palm City is popular for one prominent reason: the commute. “It’s probably the best location for commuting in South Bay. With the freeway right there, you’re 15 minutes from downtown, 10 minutes from the border and five minutes from the beach,” says Realtor Robert Guerrero with CFL Realty, who’s been selling in San Diego since 2010. The neighborhood sits on the east side of Interstate 5, giving commuters a direct 8-mile drive north to San Diego Naval Base and just over 10 miles to downtown San Diego. Residents can just as easily take the light rail train to these hubs from Palm Avenue Station, less than a mile from most homes. Even with the surrounding transit, the neighborhood remains primarily residential. Guerrero says, “The river valley separates this area from the industrial area to the north in Chula Vista, so it’s not super busy.” Along with providing nearby hiking trails, the Otay River Valley Guerrero is referring to allows the neighborhood’s residential heart to maintain a quiet atmosphere where residents can walk to schools and community parks.

1970s ranch-style and Spanish-inspired homes
Most of the neighborhood is made up of residential streets between Hollister Street and Beyer Boulevard. Wide streets and cul-de-sacs give a more suburban feeling than the traditional city grids of neighboring communities. Along these streets, 1970s homes sit close together on small lots with a bit of backyard space. Some north of Palm Avenue back up to views of the Otay River Valley. Most of these single-story ranch-style and Spanish-inspired homes range from about $700,000 to $1 million. Duplexes of a similar style can also be found for around $800,000. Three-bedroom condos on the neighborhood’s west side can cost $500,000 to just over $600,000. There are also manufactured home communities like Helena Mobile Home Park, where options range from $150,000 to $300,000. Homes on the neighborhood’s west side might deal with some noise from train tracks running through the area.

Walk to Sunnyslope Elementary
Neighborhood kids can walk to Sunnyslope Elementary, which is graded a D-plus by Niche and is in the center of the residential streets. They continue a couple of miles east at Montgomery Middle School, given a B-minus. Students finish at Montgomery High, which earns a B for offering special opportunities like the Administration of Justice Program. In the program, students interested in the field of law interact with attorneys and law enforcement officials, as well as participate in mock trials and shadow attorney .

Greenspace at Sunnyslope Park or Montgomery-Waller Park
Sunnyslope Park is walkable from most homes, sitting in the heart of the community next to Sunnyslope Elementary. It has playgrounds and ample lawn space for picnicking and playing games. Montgomery-Waller Community Park is on the neighborhood’s east side. This much larger green space has acres of grass with paved walking paths, a Little League complex and an indoor rec center. Park-goers might notice the silver airplane wing standing up near the rec center. This is a memorial to John Montgomery, an aviation pioneer, who used this hill to perform controlled glider flights in the 1880s, 20 years before the Wright brothers. Despite the urban setting, hiking trails are easily accessible in Otay Valley Regional Park on the neighborhood’s north end. These travel through natural space along the Otay River Valley. Imperial Beach is usually the go-to oceanfront, 3 miles west, but as of September 2024, it has been closed for an extended period due to a toxic waste leak.

Groceries and Mexican eateries on Palm Avenue
Outside the neighborhood’s residential heart, there are a few casual restaurants off Palm Avenue. Armando’s Mexican is open all day, serving breakfast burritos in the morning and tortas and combo plates for lunch and dinner. Across the road, 664 TJ Birrieria specializes in griddled birria tacos. Residents do most of their shopping at Southland Plaza, less than a mile west on Palm Avenue. It has a Vons for groceries, a Walmart for retail shopping and a Home Depot for DIY supplies.

Take Interstate 5 or the light rail to San Diego
Residents can commute around San Diego by driving on Interstate 5 or taking the light rail train from Palm Avenue Station in the neighborhood’s northwest corner. San Diego Naval Base — the city’s largest employer — is 8 miles north. Downtown San Diego and North Island Naval Air Station are just over 10 miles north. Folks might also work at large employers in Chula Vista, like Scripps Mercy Hospital, 5 miles north. Flights at San Diego International Airport are about 15 miles north, and Tijuana, Mexico, is less than 10 miles south. Those who don’t wish to walk or drive around the neighborhood can catch the bus on Palm Avenue or Coronado Avenue.

Nearby Imperial Beach closed for contaminated water and air quality
In September 2024, the city of San Diego imposed a 1,000-day closure of Imperial Beach due to a toxic waste leak near the U.S.-Mexico Border. The closure has come as dangerous levels of toxic gases stemming from the chemicals contaminating the water were found to be affecting the air quality around Imperial Beach. Residents are warned to avoid the beach and stay updated on the water and air quality.
