This mostly residential area offers older homes in various stages of renewal. “There are a lot of basic simple homes built during World War II here,” Walker says. These simpler midcentury bungalows typically have Spanish-inspired stucco exteriors or Craftsman-style features. There are also condo units built in the late 20th century and contemporary homes built after 2010. These homes are all built on tidy, palm-tree-lined streets, with many homes having fencing surrounding the entire yard. These front yards often feature garden or entertainment spaces, while backyards offer storage and detached garages. Condos cost around $400,000, while single-family homes cost between $600,000 and $1 million.

Public school students start their education at Rodriguez Elementary, which has a C-plus Niche grade. Students then move on to Roosevelt International Middle School, which has a B-plus Niche grade. Then, depending on residents’ addresses, students attend either San Diego High School, which has an A Niche grade, or Lincoln High School, which has a B-minus Niche grade. Students can also be enrolled King-Chavez Academy. “King-Chavez students learn to be strong leaders equipped with 21st-century skills who are ready to become movers in their community like our namesakes Martin Luther King Jr. and Cesar Chavez," says Julie Starek, marketing manager with King-Chavez Neighborhood of Schools. Stockton offers a local rec center and neighborhood parks
Contained within the King-Chavez Academy campus, Stockton locals enjoy access to two multipurpose rooms, a kitchen and a variety of senior programming inside the Stockton Recreation Center.
