In a North San Diego County landscape formerly quilted with ranches and plant nurseries, Torrey Highlands is a more than 1,000-acre community designated Planned Urbanized by the City of San Diego. The city's voters approved its several thousand homes in 1996, and the neighborhood began taking shape in the early 2000s. Surrounded by Carmel Valley, canyon preserves and Black Mountain, Torrey Highlands' topography is so scenic that it's not unusual to see chartered hot air balloons soaking it in from above. From the southern end of Torrey Highlands, Intuit is within biking distance, and State Route 56 curves through the neighborhood for easy commuter connection to Interstates 5 and 15.
Bern McGovern, Torrey Highlands resident and Realtor with Real Broker who's been selling homes in the area since 1997 says, "People love that Torrey Highlands is so new and that it backs to these awesome canyons, while being close to, but not on top of, the freeway. It's more central for navigating around San Diego than, say, nearby 4S Ranch or Del Sur. Plus, you're only about 12 minutes from the beach." Condos to luxury Spanish style homes built in the 2000s and beyond
Several subdivisions comprise Torrey Highlands, including San Lorenzo and Cabrera to the south, Latitude right next to Torrey Meadows Park and the gated Torrey Ranch, which backs to the local high school. Some subdivisions have community pools, and those without pools have lower HOAs. Lawns showcase elegant landscaping, and streets with sidewalks that often end in cul-de-sacs connect via walkways. Many public medians and streets are adorned with tall cypresses and stone fountains. Most of Torrey Highlands was built after 2003, and newly constructed homes feature a blend of Mediterranean, Craftsman and contemporary details. Exteriors are often graced with terracotta, sand and olive hues, arched covered entryways and flourishing palms. The median home price is around $1.8 million, comparatively less than some nearby communities. Options include sophisticated stucco condos and townhouses with sunny patios priced between $900,000 and $1.1 million. Single-family homes with canyon and mountain views fetch between $1.8 million and $2.5 million depending on size and extras such as resort-style pools, casitas and entertaining verandas. Homes nearest Route 56 will sometimes hear the rush of freeway traffic.

A-plus Poway Unified School District
Torrey Highlands is well-known for offering excellent schools within the highly regarded Poway Unified School District, which earns an A-plus on Niche. The local elementary, middle and high schools all earn an A-plus as well. Kids can begin at one of several elementary schools, including Willow Grove, before heading to Black Mountain Middle. The community centers around the National Blue Ribbon award-winning West View High, built in 2002, which serves nearly 2,300 students.

Play in Torrey Del Mar and Torrey Meadows parks, hike miles of trails
There are always places to walk the dog, go for morning runs or meet for playdates, including Torrey Del Mar Park, featuring a sizeable canopy-shaded playground. Torrey Meadows Park opened in 2017 and offers the community two children's play areas, a basketball court and a roughly 5-acre green space for picnics and recreation. In addition to these modern suburban amenities, Torrey Highlands is also a mecca for the outdoorsy. It's easy to reach some of San Diego's finest hiking, biking and riding trails to the north and south from trailheads right inside the neighborhood, and the ocean is less than an 8-mile drive west. At the heart of Torrey Highlands, trails that cross through the McGonigle Canyon Open Space start where neighborhood sidewalks end. And just north of Torrey Highlands, miles of trails meander through the Black Mountain Open Space, where paragliders can launch from the summit of Glider Point Trail. Trails to the south lead deep into the Rancho Penasquitos Canyon Preserve to spectacular waterfalls.

Daily essentials and casual cafes in Highlands Village and Torrey Del Mar plazas
Several plazas along the main east-west and north-south corridors are integral to the village lifestyle. In Highlands Village Place, next to Vons grocery store, there's a Peet's Coffee and Pita 22 Cafe serving fresh Mediterranean fare. Vittorio's Italian Trattoria in this same plaza is popular for family-style pasta and wood-fired pizza. Torrey Del Mar Plaza to the north offers banking, salons, professional services and the casual Sushi Exchange, known for inventive rolls and craft beer on tap. On the horizon for Torrey Highlands is the upcoming development of Merge 56 at the southernmost tip. "They've already graded for Merge 56, so they're ready to go with their vision of a mixed-use type commercial center," says McGovern. "It's just another way Torrey Highlands is offering the walkable village lifestyle that homeowners crave today, where you don't have to get in your car to do everything you want to do." As of 2024, conceptual plans for Merge 56 include three office buildings, a boutique hotel and a shopping center with cafes.

Easy access to Intuit and Interstate 5
Residents primarily drive to work or outside the neighborhood, but sidewalks and plenty of bike paths encourage car-free errands and outings or an easy bike ride to work at Intuit. Commuters hop on Route 56 in central Torrey Highlands and can reach the 5 in less than a 10-mile, 20-minute drive. Route 56 also heads east to the 15 within a 4-mile, 5-minute drive. San Diego International Airport is roughly a 25-mile, 30-minute drive south.
