Home to San Francisco State University and the Stonestown Galleria
San Francisco’s Stonestown/Parkmerced is a large, mixed residential and commercial district near the Pacific coastline. It’s home to the expansive Stonestown Galleria and San Francisco State University and is right next to numerous golf courses and one of the city’s largest lakes. “It’s a very outdoorsy, go-out-and-see-things type of area, and it’s also very residential,” says Tim Gullicksen, a local realtor at Corcoran Icon Properties and San Francisco resident for over 20 years. “San Francisco State is located here too, so there’s a big student presence and some truly huge apartment complexes around here for off-campus housing.” While many of the residential properties in the community are rentals popular with these college students as well, a newer contemporary subdivision has brought in more homes, and future renovations of Stonestown Galleria will soon bring even more housing inventory into the unique Stonestown/Parkmerced district.

Newer subdivisions and contemporary housing options
The Parkmerced side of the district to the south rose in the early 1940s as a planned community with high-rise apartment towers and low-rise garden apartments that remain today. However, a few clusters of housing options are available, including the 800 Summit Community subdivision, built in 2015, near the area’s southern border, which is lined with attached three-level townhouses and condos. Most of the housing in the Stonestown/Parkmerced area, from single-family homes to townhouses and condos, are contemporary in style with updated interior features. Single-family homes range from $1.4 million to $1.6 million, while multi-level townhouses and condos range from $1.2 million to $1.45 million. The Stonestown area to the north is strictly commercial, although the city has approved new developments of about 3,500 homes, open space and other community services on some of Stonestown Galleria’s vast surface parking lots. “This is really going to support the area and should be a really good thing once it’s done,” says Gullicksen.

Well-rated schools and the oldest high school on the West Coast
Students may attend Lakeshore Alternative Elementary School, which gets a B-rating from Niche, followed by the B-rated James Denman Middle School. The A-plus Lowell High School, founded in 1856, is the oldest public high school west of the Mississippi River. It’s also ranked as the best magnet school in the Bay Area. The area is also home to the 140-acre San Francisco State University, with approximately 26,000 students enrolled.
Lakeshore Alternative Elementary has a distinctive entry.
James Denman Middle School in San Francisco has just over 800 students.
Lowell High School is integrated into the city.

Neighborhood playgrounds and multiple nearby golf courses
There are a few playground sites with green spaces throughout the area, including Rolph Nicol Jr. Playground on the northern tip and Meadow Children’s Playground on the far south side. Numerous golf courses surround Stonestown/Parkmerced as well, including TPC Harding Park and Fleming 9 Course to the west and San Francisco Golf Club and The Olympic Club to the south. Next to these courses is the 614-acre Lake Merced Park, less than a mile west of the neighborhood, offering miles of recreational trails, plus a freshwater lake for fishing and boating. Access to the Pacific coastline is just west of Lake Merced, with recreational spots like the wind-swept Funston Beach, where residents can enjoy walking along the sand. Further down the coastline is the more expansive Thornton State Beach, a 58-acre oceanside park with hiking and scenic trails.

Shops and dining at Stonestown Galleria
The Stonestown Galleria, built in the 1950s, is an expansive shopping destination with department stores and a movie theater. “Stonestown Galleria was the only suburban-style shopping center in San Francisco for a while with a Macy’s and everything, but it didn’t work out, so they are now turning it into a more mixed-use space and switching out stores,” Gullicksen says. “What was Macy’s is becoming Whole Foods, and what used to be Nordstrom is now Target, as these are places people still enjoy shopping at in person.” Other stores here include Trader Joe’s and a mix of casual eateries, serving diverse international cuisine, from Japanese to Turkish and Filipino food. One of the most hip and popular spots is the Japanese fast-casual restaurant chain Marugame Udon, serving hand-pulled noodles. Blaze Pizza is another chain favorite, known for its crispy, thin-crust pies with unique toppings. Just beyond the neighborhood on Ocean Avenue are more dining options including Lucho’s, known for its brunch offerings, and Bay Pocha, serving Korean BBQ. The neighborhood’s Stonestown Farmers Market is one of the most popular markets in San Francisco, open year-round on Sundays. The market features over 60 artisans, farmers and notable food suppliers like Falon Hills, a Marin-based ranch that’s been around for over 100 years, providing free-range, grass-fed beef.

Next to main highways and Muni public transportation stops
The neighborhood is bordered to the east by 19th Avenue/Highway 1, which leads north to the Golden Gate Bridge. Interstate 280 is less than a mile south, a major thoroughfare that leads to the San Francisco Airport 11 miles south and the San Francisco-Oakland Bay Bridge to the north. Multiple bus stops are located throughout the area, including along 19th Avenue, which also has the Stonestown/Lakeside/Winston Muni light rail stop. The Daly City Bart Station is less than a few miles south, providing numerous train lines and bus routes for getting around the city and beyond.

Mall concerts and art and food festivals
With proximity to the San Francisco State University, residents here can enjoy student theatre and musical performances and sporting events throughout the year. The Stonestown Galleria has an annual summer concert series, with evening performances by local musicians at the Center Court. The summer also brings an Art and Food Festival to the Stonestown Farmers Market area in June, with local handmade crafts, jewelry, artwork and food vendors.
