About 2 miles from downtown San Jose and San Jose State University, the turn-of-the-century neighborhood of Northside is home to Victorian homes within walking distance of parks, schools and restaurants. Northside borders Japantown to the west and contains a U.S. Marine Corps Reserve Center. “It’s an awesome little neighborhood, with very easy access to shopping, entertainment and nightlife downtown,” says area resident Jackie Walker, a Realtor with Christie’s International Real Estate. “It’s near a lot of high-tech companies for employment opportunities, and it’s in such a centralized location near the freeways and the airport.” Northside attracts homebuyers who value convenience, walkability and 20th century homes.

Historic homes mesh with midcentury builds
Gridded residential streets are lined with sidewalks and compact, fenced-in front yards. “You can find a lot of Victorian homes from the early 1900s,” Walker says, in addition to Spanish Colonial Revivals, Queen Annes and Craftsman bungalows. While some homes predate 1900, the neighborhood also has late 20th-century traditional builds and ranch-style homes. Prices range from $670,000 to $1.8 million, depending upon recent updates: renovation-ready homes fall at the mid-$800,000s and below. “Homes here hold their value pretty well because of the location, especially with Google in talks to build a huge new office space near here,” Walker says. Condos cost between $550,000 and $900,000; prices increase with the number of bedrooms. Multifamily homes range from $830,000 to $1.43 million; those over $1 million have over 1,400 square feet. There are several apartment complexes for the two-thirds of Northside residents who rent, including off-campus San Jose State University student housing.

Local grocery options and diverse eateries
Residents can grocery shop at Cardenas Market, which offers a large selection of Mexican groceries, a bakery with freshly made tortillas, hand-cut deli meats and a fruit and juice bar. Trader Joe’s and Whole Foods can be found a few miles west, along with retailers like Target, Marshalls and World Market. Roughly 2 miles north, the famous San Jose Flea Market hosts hundreds of craft and produce vendors. It also contains a beer garden and a children’s area with a carousel, a Ferris wheel and inflatable slides. Locals have a variety of diverse eateries to choose from, including Swaad Indian Cuisine for curry and kebabs; La Victoria Taqueria for casual south-of-the-border and fare and house-made sauces; and Maza Restaurant for artfully prepared seafood and cocktails. For those with a sweet tooth, Rollo’s Donuts serves homemade donuts, breakfast sandwiches and coffee.

Community events and social hubs
There are several community hubs in and around Northside. Joyce Ellington Branch Library hosts holiday events, like photos with Santa, while Northside Community Center’s Senior Nutrition Program serves lunch five days a week. Just a few streets away, locals can mingle with vendors at Japantown Farmers Market and visit the Japanese American Museum of San Jose, which preserves and shares the Bay Area’s Japanese American culture.
International Baccalaureate World Schools in the San Jose Unified School District
Northside kids may attend schools in the San Jose Unified district. Empire Gardens Elementary, rated C-minus on Niche, is within walking distance of some homes. At the C-rated Muwekma Ohlone Middle and B-rated San Jose High, students can enroll in the International Baccalaureate program, which offers a rigorous, individualized curriculum focusing on collaboration and problem-solving. Northside includes two private institutions not rated on Niche: St. Patrick School serves elementary and middle schoolers and South Bay Islamic School serves prekindergarten through tenth graders.

St. James, Backesto and Watson Parks
Northside residents can head to St. James Park, which hosts free summer concert performances and movie nights. Backesto Park has a community center and fields for soccer, football and picnicking. This park also includes courts for basketball, handball, bocce ball and tennis, as well as fields for softball and baseball — though the park’s main source of pride is the colorful mosaic fountain dating back to 1922, which is the oldest Solon & Schemmel Tile Company work in existence. The largest of the neighborhood parks, Watson Park, spans 27 acres and has multiple playgrounds, basketball courts, soccer fields and open grassy areas. There is also a dog park with separate areas for large and small dogs.

Between U.S. 101 and Interstate 880
Bike lanes are common in Northside and the neighborhood is very walkable. It can get noisy approaching the main roadways and downtown. The community is tucked between major routes like Interstate 880 and U.S. 101 (also known as Bayshore Freeway). The Valley Transportation Authority bus system transports passengers from Northside throughout the Greater San Jose area. For air travel, the San Jose Mineta International Airport is less than 5 miles west. When in need of emergency and specialized medical attention, Regional Medical Center is roughly 3 miles east.
VTA Buses run in the Northside neighborhood quite frequently.
The Bayshore Freeway is a convenient way to get around the Northside area.
