Suburban living on the shores of Marina Lagoon
Marina Lagoon winds snakelike from the San Francisco Bay through the outer edges of the City of San Mateo. Before the city was fully built out, this narrow body of water was a marshy slough that had been dredged and diked for industrial use. But today, it’s been fully restored and is a popular place for boating, sightseeing and swimming. It’s here on the banks of the lagoon that San Mateo’s Parkside neighborhood was constructed in the 1950s, and its midcentury home builds and waterfront views are as popular as ever. “This is one of the more affordable areas of San Mateo. The homes are older, but there are developers and new buyers that are coming in and sprucing them up,” says Realtor Jacklyn Friedland of Compass Realty, a longtime peninsula resident who has 18 years in real estate.

Midcentury ranch homes line the streets
Parkside is densely packed with three-bedroom homes on small lots. The most common designs are flat-roofed ranch style homes, most of which were constructed in the late 1950s and early 1960s at the start of the San Francisco Peninsula construction boom. Lot sizes here are typically around 5,000 square feet, making it ideal for people who want less upkeep while still having space for a small garden or lawn. Home prices range from $1.2 million to $1.8 million, which is consistent with surrounding neighborhoods. Although these homes are more than 60 years old, many have kept their classic charm while receiving interior and exterior renovations. “The cool thing about Parkside is that it’s almost all midcentury builds. They’ve got these tall windows that let in a lot of natural light,” says Realtor Carmen Miranda of Compass Realty, a longtime Peninsula resident who is well acquainted with the neighborhood.

Waterfront parks and playgrounds
As the name suggests, there are two community parks in the neighborhood that are walking distance from many homes. Parkside Aquatic Park sits along the shores of Marina Lagoon, and features a playground, a boat launch and a walking path that meanders alongside the breezy waterfront. The park also has a roped-off area for swimming but the city suggests going online to check the water status before taking a dip. Bayside Park, at the neighborhood’s northern edge, also skirts the lagoon with a baseball diamond, playground, swimming pool and tennis courts. Less than a mile away on the San Francisco Bay is Seal Point Park, a large bayfront park where people can be seen walking dogs, jogging and windsurfing off the shoreline. The Peninsula’s hot, dry summers and mild winters make it ideal for year-round recreation. When the weather’s not so favorable, however, there’s the Marina Branch of the San Mateo Public Library, where residents can relax with a good book.

Groceries, shops and a quirky local diner
There’s a small shopping plaza at the southern end of Parkside that has a Smart & Final grocery store as well as a Pet Club San Mateo. Right across the street is Apple Fritter, a hugely popular local diner that serves up breakfast classics alongside quirky offerings like fruity pebble milkshakes and donut burgers. Additional dining and shopping can be found less than 2 miles away on Fashion Island Boulevard where big box retailers like Target, Total Wine and Hobby Lobby are located.

Sought-after Bay Area schools
Young students can start their education at Bayside Academy, a kindergarten through eighth grade school located at the northern tip of Parkside next to Bayside Park. It earns a B-plus rating from Niche. The Bayside Performing Arts Center sits alongside the school and hosts concerts, school plays, dance recitals and other events for students throughout the school year. The next stop is Aragon High School, which earns an A-plus rating and is ranked by Niche as the best high school in San Mateo County. Its graduation rate is 98%, well above the state average. “I had a recent client move here specifically so her son could go to Aragon High. It’s a great school and a very big plus for this neighborhood,” Friedland says.

Getting around the Peninsula by car or rail
Parkside is situated at the intersection of two major roadways. State Route 101, also known as the Bayshore Freeway, is a north-south highway that connects with San Francisco, 19 miles to the north, and Silicon Valley, 20 miles to the south, State Route 92 offers a route across the Bay to Hayward and Fremont, which is 25 miles away.. Those who prefer rail travel can hop on the Caltrain at the Hayward Park station. Caltrain is a regional commuter train that runs from Downtown San Francisco to south of San Jose. The San Francisco International Airport is 9 miles north of the neighborhood.
