Shaped by over 20 miles of the Chattahoochee River, Sandy Springs offers a nature-oriented lifestyle in northern Atlanta. After two decades of growth, more than 107,000 people call Sandy Springs home, making it the sixth-largest city in Georgia and the second-largest in the Atlanta metro. Outdoor recreation, a thriving culinary scene and large riverside homes continue to draw new people to the area. “Sandy Springs is known as a hot spot for millennials who are attracted to the area because of the bar, restaurant and coffee scene,” says Gregory Goad, creator of the “Best Life Atlanta” YouTube channel and a Realtor with Real Broker LLC. “Its location allows residents to fly fish, visit the local breweries and head to their favorite sushi spot downtown within the same day.” As a bonus, Sandy Springs had a 7.75% tax rate as of 2024, compared to a nearly 9% rate in Atlanta.

Over 20 miles of forest along the Chattahoochee

Sandy Springs is one of the Arbor Day Foundation’s “Tree Cities of the World” for the tree-shaded forests and marshy wetlands surrounding the Chattahoochee River. “We don’t have a coast, the closest we get to water is the Chattahoochee,” says Ariel Baverman, who grew up in Sandy Springs and is a Realtor with Coldwell Banker Realty. “You can go tubing and kayaking; you don’t necessarily have to go super far away to enjoy the water.” Visitors to the Chattahoochee Nature Center can take a guided canoe tour and try out the on-site zipline or go down the river to launch kayaks at Morgan Falls Overlook Park on Morgan Falls Road. The public Steel Canyon Golf Club is also along the river, beside Morgan Falls Overlook.

Concerts, skating and festivals at City Springs

City Springs is the city’s entertainment district outside City Hall. The Concert by the Springs series is held at City Springs’ outdoor Heritage Amphitheatre between May and September, and the attached Sandy Springs Performing Arts Center hosts plays and live music. In wintertime, the green outside City Hall turns into an ice-skating rink, and every tree and building lights up for the annual Sparkle Sandy Springs display. City Springs has two “Artsapalooza” art fairs a year, one in spring and another in fall, and the Sandy Springs Food and Wine Festival is also held outside City Hall every October.

The Selects shines on Restaurant Row

Roswell Road is Sandy Springs’ “Restaurant Row,” with 117 restaurants covering a 10-mile stretch. While dozens of restaurants on the street have become local favorites, The Select in City Springs remains a standout. The Select’s signature dish is Executive Chef Remi Granger’s French onion soup, which was victorious on the Food Network show “Beat Bobby Flay” and is considered the gold standard for the dish. “The Select is amazing, their menu is fantastic, the bar is beautiful,” Baverman says. “It’s a great place to meet people or for dates or special occasions.” The large Perimeter Mall, which has department stores like Nordstrom, Macy’s and Dillard’s and nearly two dozen other clothing shops, is the central retail district just outside Sandy Springs city limits along U.S. Highway 19.

Riverside estates bring up Sandy Springs property values

The median price for a single-family home is $965,000, over double the median value in Atlanta. There was also an 8% increase in Sandy Springs prices between 2023 and 2024. This benchmark is brought up by the private estates on the Chattahoochee River, which can start at $2 million and go all the way up to $40 million. Outside of riverfront dwellings, the city also has established residential neighborhoods with new traditional starter homes, newly built swim and tennis subdivisions like The Branches and Bentwater, and high-rise condos and townhouses. On average, homes sell after 31 days on the market, faster than the national average of 44 days.

Sandy Springs is served by Fulton County Schools, which has an overall A grade on Niche. A-rated Riverwood International Charter School is ranked in the Top 50 high schools in the state, making it the highest-rated public school in Sandy Springs. North Springs High School, which has an A-minus score, is one of the longest-running schools in Fulton County and has magnet programs in both STEM and performing arts. Sandy Springs is within 15 miles of Georgia State University and Emory University, two of the largest universities in the Atlanta metro.

The Perimeter connects downtown Atlanta

Interstate 285, also called The Perimeter, runs through Sandy Springs and connects to downtown Atlanta, 15 miles away. Locals who work in the city can also take the Metropolitan Atlanta Rapid Transit Authority (MARTA) Red Line train, which leaves from the North Springs station on U.S. Highway 19. MARTA also has bus routes downtown or to the Hartsfield-Jackson Atlanta International Airport, 26 miles away. Many Fortune 500 companies are downtown, while other major companies like UPS, WestRock and Cox Enterprises are based right in Sandy Springs. Risk for flooding along the Nancy Creek Basin

Sandy Springs summers have high temperatures in the 80s and 90s, and winters have low temperatures in the 30s. Some areas are prone to flooding, especially along the banks of the Chattahoochee River and the Nancy Creek Basin, which is managed by the city’s flood plan. The Sandy Springs Police Department reported a 15% increase in property crime between 2022 and 2023. Most of these reports were for robbery, burglary and car theft. The department also reported a 4% decrease in violent crimes like assault between 2022 and 2023.
