An equestrian community in the seaside hills of Santa Barbara

With a gorgeous hillside location on the Pacific coast, the Hope Ranch community in Santa Barbara truly delivers when it comes to majestic seaside views and upscale living. Rising with the sun each morning, Hope Ranch residents are likely to hear clopping horse hooves just as often as cars motoring through the neighborhood's narrow, winding roads on a bluff between the shore and the hills of the Santa Ynez Mountain range. With the sun shining almost all year round – an average of more than 300 days per year – folks in Hope Ranch enjoy strolling down to the community's private-access beach to surf, swim and sunbathe. "It's not as equestrian as it used to be, but it's a lot like Rolling Hills Estates in Los Angeles," says Steve Epstein, a local Keller Williams real estate agent who has lived in the Santa Barbara area since 1963. "It definitely still has a lot of horses though. And it's nice because you can drive right down to the sand and unload a kayak or paddleboard."

One of Santa Barbara's premier luxury neighborhoods

Hope Ranch is one of California's most expensive communities, with an average home value of $4 million. The neighborhood features a variety of architectural styles reminiscent of Spanish haciendas, Mediterranean villas and large ranch estates. Home prices range from $2.8 million for a relatively modest 2,300-square-foot rancher on a fenced 0.35-acre lot to $8.1 million for a French-inspired mansion spanning 5,400 square feet on a nearly 3-acre property with a private guest house, pool and converted barn.

Golfing at La Cumbre Country Club and miles of horseback riding trails

In the late 1800s, ranchers allowed sheep to roam the area's oak and palm-studded hills and graze on its chaparral shrubs. More than a century later, as the area has developed into an upscale suburb, Hope Ranch now features nearly two dozen miles of crisscrossing horse trails. The Soleado Stables at Rancho Asoleado offer horse boarding with extensive security measures. Under a partnership with Ridgewood Farms, the ranch also provides equestrian training classes to teach children and adults horseback riding. Established in 1907, the La Cumbre Country Club in Hope Ranch has grown to include a striking 18-hole golf course, six tennis courts, a crystal-blue pool and indoor-outdoor dining spaces. The private club regularly hosts events that range from bridge tournaments to seasonal galas. The golf course is known for its skill-testing layout and gorgeous landscaping, carefully maintained and preserved to inspire golfers, painters and photographers. In addition to the country club, the neighborhood includes tennis courts maintained under HOA fees that residents pay to live in the neighborhood.

Shopping at La Cumbre Plaza and nearby Goleta

While Hope Ranch is almost exclusively residentially, residents are close to tons of places to shop and dine. "It's really convenient in a central location," Epstein says. "A lot of folks will take the highway to Goleta to go shopping at Costco or to the airport." In addition to national retailers and supermarkets in shopping centers along the highway, the sprawling La Cumbre Plaza shopping center across from the neighborhood features a Macy's department store, fitness studios, hair salons and a variety of restaurants, such as the health-conscious Backyard Bowls and beachy tropical eateries like the Islands Restaurant and the Lure Fish House.

Access to the airport and downtown via Highway 101

With Highway 101 coursing past the neighborhood, residents can commute downtown or to the Santa Barbara Cottage Hospital campus within a few minutes. West of the community, folks can jet out from the Santa Barbara Airport for vacations and business trips. Prospective homebuyers won't have to worry too much about noise pollution from the highway, as the neighborhood is situated away from it. Residents here also have the option to take public transit to commute or visit downtown, as Santa Barba MTD buses reach the neighborhood.
