Braden River in Sarasota, Florida, offers residents a community-centered lifestyle centered around water. Both gated and planned communities can be found in this neighborhood, and they vary in theme. Some are designated for those over age 55, while others remain non-age restricted, and some, like the Tara Preserve, are designed for golf-enthusiasts and feature amenities like private golf lessons. Many of the gated communities offer country club amenities. Contemporary homes located near small lakes are popular in this area. Jiggs Landing Preserve is a neighborhood highlight, allowing residents to enjoy activities on Ward Lake. “Braden River is very outdoorsy,” says Melissa Watrobsky, a Coldwell Banker Realtor with over 10 years of experience. “There’s everything here from festivals to farmers markets. It’s hard to be bored here.”

Planned and gated communities primarily populate Braden River. Some, like the Garden Lakes Estate community, are for people over 55, while others, like the Tara Preserve golf community, do not have age limits. “There’s a place for everyone,” Watrobsky says. “From families to retirees to empty-nesters and all those in between.” Houses here range in price from the low $200,000s for a two-bedroom condo to upwards of a million dollars for a four-bedroom waterfront property with a private inground pool. A detached three-bedroom single-family home can go for $450,000. The median build date is 2001, but some older houses have been recently renovated. Many houses are built around small bodies of water, and those on the Braden River bank often feature private docks. Styles range from Mediterranean-inspired properties to more contemporary builds, and open layouts with tall ceilings are popular in the area. Most homes have two-car attached garages.
Shopping and Dining
Residents of Braden River can get their groceries and grab a bite to eat at the Lakewood Commons. Locals can pick up everyday essentials at Publix and then head to Chicken Salad Chick to try the restaurant’s various chicken salad recipes. Sushi Hana is right next door for those craving Japanese food, and anyone wanting to enjoy a night out can head over to the Paddy Wagon Irish Pub to enjoy some classic pub food or to grab a beer or two with a friend. The Lockwood Commons area is also home to several spas, including Blossom Nail Salon, a local favorite.
Parks
Locals can enjoy the warm Florida weather at Jiggs Landing Preserve. Those wanting to get out on the water can rent canoes, kayaks and boats. Fishing is a popular pastime at the Preserve, and ecological boat tours are available for those wanting to spot one of the many bird species in the area. Kids enjoy a nature-themed playground, and visitors can grab a bite to eat at the Outpost grill. Residents wanting to get out of their houses for a weekend away can book a waterfront cabin to relax, and the Preserve often hosts gatherings featuring live music. In December, boat owners decorate their boats for the annual holiday boat parade. Members of gated and planned communities enjoy their area’s amenities. Residents of the Tara Preserve can purchase annual memberships at the Preserve Golf Club at Tara and the country club. Club members can enjoy amenities like a steam room, swimming pool, fitness center and jacuzzi.
Schools
Depending on where children live, they can enroll in the Manatee County School District. Tara Elementary features an arts and music program, and Braden River Middle School is a National Blue Ribbon Lighthouse School of Excellence, boasting a student-teacher ratio of 21 to 1. Both schools received a B rating or higher from Niche. Braden River High School has 11 career and technical education programs, and it received an A-minus rating from Niche.
Transportation
Braden River is centrally located to the Lakewood Ranch planned community, Sarasota and West Bradenton, offering residents proximity to the amenities in nearby neighborhoods. Those who love traveling will love their proximity to the Sarasota Bradenton International Airport, which is just 7 miles or 18 minutes via US 301 S away; the Saint Petersburg-Clearwater International Airport is just 40 miles or around an hour away via I-275 N. Those wanting to catch a glimpse of a manatee can make the 10-mile or 30-minute drive via 27 Street E to Manatee River. Residents can also enjoy nearby beaches in Sarasota and Bradenton.
