The south of West Seattle
The West Seattle area has long been an option for those looking to move to the city who want a slightly slower pace of life and don't mind a bit of a commute. Arbor Heights, the southernmost tip of West Seattle, is emblematic of both aspects. Downtown is 10 miles away, and the neighborhood is defined by scenic views and walkable residential streets. "It's a quaint, quiet area," says Elliot Nutt, a Real Estate Advisor with Engel & Volkers who has 15 years of experience in the area. "But then you have proximity to the highway, the water and all that West Seattle has to offer."

Tree-lined streets and cliffside views
Arbor Heights is almost exclusively comprised of single-family homes on quiet, gridded streets. Cozy bungalows with around 1,000 sq. ft. start around $500,000. Mid-century ranchers go for $700,000, and contemporary Craftsman homes with fenced lawns start at about $800,000. There aren't many sidewalks in the neighborhood, and although homes are close together, mature pines and wooden fences offer walls of privacy. Along the coast, houses sit on hillsides overlooking the Puget Sound. These sprawling luxury properties get over $1 million, and their front doors are accessible from the main road via a staircase.

Enjoy the Puget Sound
Even for those who don't have waterside properties, Seola Greenbelt Park and Arroyos Natural Area make the coast accessible to all residents. Fauntleroy Park and Seola Park border the neighborhood on either side, offering wilderness parks with wooded trails to explore. For structured fun, the Arbor Heights Swim and Tennis Club is membership-only and has a waitlist of several years. However, non-members can still sign up for swim and tennis lessons there. And residents often make the 6-mile drive up to Alki Beach.

Kids then head to Denny International Middle School, which gets a B rating and offers a Spanish dual-language program. Chief Sealth International High School receives an overall B-plus rating and focuses on providing education with a global perspective. Commute into downtown Seattle
The RapidRide C Line and two bus routes connect residents directly to downtown, but it can be a long walk to the stops from the neighborhood's south side. For those who prefer to drive, downtown is accessible via 35th Avenue SW and the West Seattle Bridge. "Most workers in the area either work from home or commute into the city," Nutt explains. "The south end generally has better traffic for commuters, and it's easier to get around." Ideally, the drive into the city takes 20 minutes, but with city traffic, it can be 45 minutes. For longer trips, residents enjoy easy access to the Fauntleroy Ferry that goes to the Olympic Peninsula and the Seattle-Tacoma International Airport which is 8 miles south.

For a wider selection, locals head to White Center's main street, lined with colorful and lively restaurants. Among them are local favorite Proletariat Pizza and seafood destination Crawfish House. Full Tilt Ice Cream is more than just a dessert spot; people also visit for the arcade games and beer selection. Brewery lovers can also head to Beer Star, a family-friendly bar with a kid's play area and 40 local brews. And nearby, Westwood Village hosts a Target, a Marshalls, and a Rite Aid.

The housing is similar to many other areas. You wont run into any abandoned houses to often and when you do they're normally in places less traveled to. Surprisingly West Seattle housing is pretty good on prices but it isn't cheap to live there.

I was born and raised in Seattle WA, where I have lived in the Arbor Heights Neighborhood all my life. I took all of my major milestone events in this area, surrounded by a caring and loving community. They say you will never meet the strangers you walk pass by again, but this location begs to differ. With the vast amount of opportunities, you are given the chance to make lifelong friends even if you are new to the area.
