Scenic waterways, charming architecture and ample outdoor green space
Located east of Portage Bay and west of Union Bay, Montlake is surrounded by some of central Seattle’s most scenic waterways. The community features vast green spaces and natural areas, while storybook Tudors and cottages line the old stone streets. With nearly 4,8000 residents calling Montlake home, the community earns an A-plus rating from Niche. Public schools, outdoor activities, health/fitness and commuting are appreciated by locals. It is ranked No. 6 as the best neighborhood to raise a family in the state.
Historic homes and homes with a view
The average cost of homes is nearly $1.4 million and sells after 21 days on the market compared to the national average of 42 days.
The pointed rooftops of historic homes built in the 1900s peak out from towering magnolias and evergreens. "You'll find a lot of well-preserved, older Seattle architecture in Montlake," says Courtney Cooper Neese, a nearby resident and Realtor at Keller Williams North. These homes start at around $1.5 million. With a budget over $2 million, buyers can find a rare new build with a sprawling layout or a classic colonial with views of Capitol Hill’s peak. For residents who are willing to put in a little sweat equity, single-family homes needing TLC sell for around $800,000. Condos are also viable buying options and range in price from the mid $500,000s up to the low $800,000s.
Montlake features a wide variety of architectural detail spanning many eras.
Although rare, historic farm style homes can be found in the Montlake area.

Top-ranked public schools at post-secondary education at UW
Normally, students attend Montlake Elementary, conveniently located within walking distance of many homes and at the heart of town. However, due to ongoing campus expansion construction, the school's facilities are temporarily unavailable. The construction is expected to conclude by 2025, and in the meantime, classes are being held at the John Marshall School interim site. After school, kids walk to the Montlake Branch Public Library for extracurricular activities and to complete homework assignments. Rising students ascend to Edmonds S. Meany Middle before graduating from Garfield High. All three public schools earn a Niche grade of an A-minus or higher. The school is known for its student-led drama club and wide-ranging programs. Montlake families also have a wide selection of nearby charter and private education options to explore.
Students can begin their post-secondary education at the University of Washington, located less than a mile away. Established in 1861, UW is a public research university spread across over 700 acres, offering students a choice of over 180 majors. Eastlake residents are less than 2 miles away from UW, where residents head to Husky Stadium for game days to cheer on the football team.

A Bruce Lee memorial, museums and idyllic gardens
Volunteer Park rests in the heart of the city. The park has a wealth of amenities from the spray pads and wading pools to the conservatory, amphitheater and Dahlia Garden. Offering over 40 acres of green space, it houses the Seattle Asian Art Museum, Water Tower Observation Deck and most famously, the memorial grave sites of martial arts icon Bruce Lee and his son, legend Brandon Lee.
Montlake Playfield Park features a community center, a spacious playground and a turf field. It is a favored spot for after-school fun on the soccer fields. Marsh Island is connected solely by a pedestrian bridge, which leads to a dense mulched looped trail that makes for a scenic spot for outdoor exercise. Interlaken Park features nearly 52 acres of hilly woodlands, a popular spot for hikers, bikers and joggers, while the 230-acre Washington Park Arboretum is Montlake's most prominent natural attraction. Owned by the nearby University of Washington, this neighborhood oasis hosts free walking tours through its flowering gardens on first Thursdays, a popular local event. In addition, its coastal location invites adventure as canoes and kayaks explore the waters in and around the park. On the grounds is the Seattle Japanese Garden, featuring ponds, pathways and a teahouse.

Montlake residents can shop and dine without having to leave town. "There's a small core of retail, restaurants and an awesome bike shop," Cooper Neese adds. Residents can start the day at Fuel Coffee, the neighborhood go-to for morning beverages. Café Lago's $10 pizza night overflows with locals enjoying specialty Tuscan, wood-fired pies. Mont's Market is in the 24th Avenue shopping strip, a convenient neighborhood stop-off for last-minute pickups. This well-positioned neighborhood is minutes from Seattle's most popular entertainment hot spots. Many Montlake locals can see Husky Stadium from their second-story window. Fans pour in on game day to cheer on the college football team. These homeowners can head to the field on foot or cycle for a half-mile trip to the stadium.
