Low-key but coveted neighborhood by Puget Sound
North Beach, in northwest Seattle, has views of the Olympic Mountains and Puget Sound. Plenty of trees and custom landscaping enhance home sites along the hilly residential streets. The area is walkable, though there are no sidewalks. "People are friendly and neighborly. They walk to the beach, walk their dogs. It's away from the hustle and bustle of Ballard," says Michelle Rosenthal, president of the North Beach Club.
Though North Beach has its share of luxury homes, it's considered a bit more casual and low-key than adjacent Blue Ridge, which has a homeowners association and related benefits.

North Beach Club, deeded beach access
North Beach has a private, gated entrance operated by key fobs belonging to North Beach Club members. The private club has annual dues but is not a homeowners association; it is a group defined by geographic boundaries.
"The land that's the beach was deeded for the benefit of about 100 homes," Rosenthal says. "Those are the members, and those homes will always be eligible for access to the beach." Prospective buyers should verify a property's status within the boundaries. The club also has associate members who live within designated boundaries outside the deeded area.
The North Beach Club hosts two or three yearly events, including a summer picnic and a block party during National Night Out.
North Beach's tides, sights and sounds
Jim Jarvie, a board member and past president of North Beach Club, has lived here for 30 years and says access to the beach has been wonderful. "Our kids were brought up going to the beach. Families go down there with their coolers and umbrellas, and the kids play." He says the beach is more accessible in the spring and summer because of the timing of the tides, with low tide occurring during daylight hours when beachcombers go exploring. "It's like sand flats; the tide goes way out, as opposed to the water being right up the train tracks and the rock wall."
In 2023, a new set of stairs going down to the beach was funded with club dues. "The original stairs were from the 1950s, and they were wiped out by a giant rogue cedar tree," Rosenthal says. The fallen tree had been floating along the shore during a king tide. There are many sights from North Beach's shore. "You can see paddle boarders and ships, sometimes whales, or the Coast Guard doing practice rescues," Rosenthal says. "I can look out my window right now and see a school of sailboats." Cruise ships also go by. "People will suddenly hear what sounds like a party and realize it's a 6,000-person cruise ship off the coast."
Golden Gardens Park and Carkeek Park
Just around Meadow Point, there's Golden Gardens Park with a sandy beach, popular for volleyball games and sunset scenery. To the north, Carkeek Park is over 200 acres and includes a beach and wooded trails. Carkeek has an environmental learning center and a protected salmon run. North Beach is between Golden Gardens and Carkeek. "During low tide, you can walk from Golden Gardens to Carkeek Park and experience the wildlife," Jarvie says. "There are the crabs, there are the clams. We have geoducks — the huge clams — you can see their necks sticking out of the sand. But if you step close to them, water squirts out, and they start digging."
Set a bit inland, North Beach Park and Natural Area is a forested ravine with trails. Soundview Playfield offers tennis and pickleball courts, a wading pool and a playground.

Most North Beach homes over $1.2 million
North Beach has homes dating from the 1920s to the 2020s. Many of the older homes have been remodeled. Styles run the gamut, from cottages, Tudor and Spanish Revivals to midcentury ranch-style homes and contemporary modern. Most cost over $1.2 million, though some are in the $750,000 to $950,000 range. Houses blocks from the shoreline run $1.5 to $2.6 million. Townhouses built from the early 2000s to the 2020s are $735,000 to $1 million.
North Beach's CAP Index crime score is 2 out of 10, half the national average. "It's nice and quiet and a little bit safer, too, because we all have each other’s emails and watch out for each other," Jarvie says.

Swansons Nursery, Ballard and Shilshole Bay
Swansons Nursery on 15th Avenue has been a part of the neighborhood for 100 years. In addition to gardening goods, it has a café with a breakfast and lunch menu. Other shopping and dining are within a mile of North Beach. "The closest anything is at 85th and 32nd," Rosenthal says. Caffe Fiore is a local coffee shop chain, and Sunny Hill specializes in wood-fired, Detroit-style, square pizza. Farther east, on 85th Street, there are Fred Meyer and other stores.
About 2 miles south is Ballard, with an assortment of coffee shops, restaurants, boutiques and a Trader Joe's. The Majestic Bay Theater, which opened in 1914, plays first-run movies. The Ballard Farmers Market is held on Sundays.
Argosy Cruises' Christmas Ship Festival features The Spirit of Seattle, which sails out of Shilshole Marina decked out in lights and with an on-board choir. The ship, accompanied by smaller boats, visits the shoreline of dozens of Puget Sound waterfront communities. "Sometimes they will purposefully stop off of North Beach," Rosenthal says. "Some people go out and make bonfires; we put together s'mores."

A-minus schools; programs at Ballard High
Public schools include North Beach Elementary School, Whitman Middle School and Ballard High School, which offers maritime studies, biotech, finance and digital filmmaking programs. Each of the three schools earns an A-minus grade from Niche.

Bus stops, I-5 and coal trains
North Beach is about 9 miles from downtown Seattle. There's a bus stop at Neptune Place and 24th Avenue, and more are located about a half-mile away, near Golden Gardens Park. Trains run from Northgate and Roosevelt stations, each about 5 miles away. State Route 99 and Interstate 5 are to the east, and the drive to Sea-Tac, Seattle-Tacoma International Airport, is about 20 miles.
Coal trains run on tracks along the beach. Rosenthal says there's some of the noise you'd expect when you live next to railroad tracks, but it's not a major concern. "It's normal. Most people kind of like the trains and the sound." Also in the area is a combined sewer overflow control facility, which has a pump station and an underground storage tank to protect Puget Sound from waste pollution. Water treatment procedures and an odor control system are in place.

There is a large variety of stores in the Seattle area. I enjoy going to different neighborhoods and investigating their shops. Lots of privately owned businesses with unique merchandise. Malls and downtown core are filled with brand name stores which I frequent as well.
