With dirt and gravel roads winding through the countryside, Cherry Township offers a rural community home to just over 1,000 people. “It’s a lot of farms and country land. There isn’t much around, so you really have to want that lifestyle,” says Kelly Raitano, a Realtor with Re/Max Select Realty with over 18 years of experience in the industry. While it may not have a large population, Cherry Township embraces the small-town charm and tranquility that defines much of Butler County. The community also offers proximity to State Game Lands 95, where outdoor activities include hiking, hunting and fishing. Residents live along the northern edge of the Pittsburgh Metropolitan Area, and the Steel City is about 60 miles south.

Rustic homes and opportunities for new construction
Single-family homes dot the township’s verdant landscapes and offer residents plenty of privacy. Traditional farmhouses, split-levels and sprawling ranch-style houses sit on spacious, tree-lined lots averaging just under five acres. In the northeastern corner of Cherry Township is the unincorporated community of Annandale, which is more densely populated than the rest of the township and features smaller, half-acre lots. Prices range from $125,000 to $250,000, but homes rarely come on the market. “People tend to stay in these homes for many years, so there’s usually not all that many listing,” Raitano explains. While listings can be limited, there’s plenty of room for new construction in Cherry Township. “There’s so much undeveloped land, so buyers have endless opportunities to start a farm or set up a second home for scenic summer trips.” Level lots typically sell for $50,000 to $90,000, depending on their acreage. The township has an overall CAP Index Crime Score of 1 out of 10, significantly lower than the national average of 4.
