A growing college town with a rural feel

With the 660-acre campus of Slippery Rock University sitting in the heart of Slippery Rock Township, the community is home to longtime residents, professors and students alike. “Slippery Rock is a college town, but it’s a quiet college town,” says Debbie King, a Realtor with Re/Max Select Realty who lives in the township. “Many residents go to the football games, and a lot of the university students live off-campus and work in our businesses. It’s really kind of cool.” The township surrounds the independent Slippery Rock Borough, where Main Street hosts a walkable commercial corridor. Locally owned shops and restaurants line the street, which is just west of the university and is known as downtown Slippery Rock. “Most people live in the township,” King says. "The borough is where more of the commercial properties and student housing are." Outside of downtown, Slippery Rock Township maintains a small-town feel among the rolling hills of northwestern Butler County. “We do have quite a bit of farmland, so it’s definitely rural,” King says. "A lot of people come here because they want more property." In addition to its verdant landscapes, the township offers access to the rest of the Pittsburgh metro area and beyond, with proximity to major thoroughfares such as Interstate 79. “We’re centrally located to all those main corridors," King says. "We get a lot of people who work in Pittsburgh but want to live in a small town and commute into the city.” The Steel City is about 53 miles south, and with spacious lots and a top-rated school district, Slippery Rock Township continues to attract much more than just university students. In fact, in 2022, the township saw the most growth of any municipality in Pennsylvania, with nearly a 19% increase in population.

Main Street offers a walkable business district in the heart of Slippery Rock Borough. Old-fashioned streetlamps line the sidewalks, and blue lamppost flags proudly display the community’s motto: “The Town Known ‘Round the World.” Local favorites for dining include Rooster’s Coffee Bar and Camelot Restaurant, a cozy diner known for its homemade cinnamon rolls. With handcrafted booths made from black walnut and curly maple wood, the rustic taproom at North Country Brew Pub is a go-to spot for comfort food and craft beers. House brews incorporate unique flavors like Belgian chocolate and orange creamsicle, and the pub hosts weekly open-mic nights. There are also several houses of worship in downtown, including All Saints Lutheran Church, Slippery Rock United Methodist Church and Highland Presbyterian Church. For the necessities, Slippery Rock Plaza is less than a mile from downtown and features Dollar Tree, Rite Aid and Giant Eagle Supermarket. The township is also 11 miles from the Grove City Premium Outlets, an outdoor mall with more than 120 retailers.

Community events include a seasonal farmers market and VillageFest

In addition to shopping and dining, downtown Slippery Rock is a destination for community events. Gateway Park is home to the Slippery Rock Farmers Market, which is held each Saturday from May through October and features local vendors, live music and plenty of family-friendly activities. A bit farther south along Main Street is Slippery Rock Memorial Park, where locals gather each September for VillageFest. The festival celebrates the community with a full day of events, including eating contests, cook-off competitions and performances by local bands. “Thousands of people come to that, it’s probably our biggest event," King says. “We’re centrally located to all those main corridors. There’s also usually a home football game during VillageFest, so people will come in the morning before going to the game." In November, the annual Light Up Night & Christmas Market transforms Main Street into a winter wonderland, complete with an appearance by Santa Claus. “We also have horse-drawn carriages that make it feel like you’re on a sleigh,” King says. "Downtown is just so pretty around Christmastime."

Homes in Slippery Rock Township offer up to several acres of land

Most homes sit in the center of town around Slippery Rock Borough. Student housing is also concentrated around the borough, with roughly half of the township’s residents being renters. “There are a lot of homes that have been converted into rentals, but they’ve gotten very strict with those because they don’t want it to be overpopulated with student housing,” King says. Homebuyers will find a mix of ranch-style homes, cottages and traditional farmhouses in the township, with those farther from downtown typically offering larger lots. “We do have some neighborhoods with half-acre lots, but you can also find homes that aren’t in neighborhoods, with anywhere from 1 to 10 acres of land,” King says. “These aren’t cookie-cutter houses that all look identical and are 10 feet apart from one another. You won’t look out your window and see your neighbor doing dishes next door.” Home prices typically range from $200,000 to $375,000, although custom-built properties can sell for upwards of $400,000. More recent construction includes the Weathervane Hill subdivision, where New Traditional homes typically sell for $330,000 to $475,000. “A lot of people also like to live in the township because our taxes are lower than the borough’s,” King says. With Slippery Rock Creek and several of its tributaries winding through the community, there may be a risk of flooding for homes along the water.

Dual enrollment program through Slippery Rock University

The Slippery Rock Area School District earns an overall grade of B-plus from Niche and has an average student-teacher ratio of 13-to-1. Kids can begin their education at the A-minus-rated Slippery Rock Elementary School before moving on to Slippery Rock Area Middle School, which receives a B-plus. Slippery Rock Area High School scores a B, and its College in the High School program collaborates with the University of Pittsburgh and Robert Morris University to offer students dual enrollment courses at a discounted rate. High schoolers can also earn college credit from Slippery Rock University through its High School Fast Track Program. The university has nearly 20 NCAA Division II athletic teams, and Mihalik-Thompson Stadium is home to the school’s award-winning football team.

Hiking trails at the Miller Woods Nature Preserve

In Slippery Rock Borough, the Slippery Rock Area Parks & Recreation facility has various outdoor and indoor amenities. There’s a playground, four ballfields, several covered pavilions and a paved walking path that weaves through the park. The recreation center offers programs for all ages, including cooking classes and summer camps. In the western half of Slippery Rock Township, the Miller Woods Nature Preserve offers 42 acres of green space along the banks of Wolf Creek. Mature hardwood trees shade its nature trails, and thousands of wildflowers bloom each spring. The town is also home to attractions like the Slippery Rock Raceway, a 1/8-mile dirt track with go-kart races every other Sunday from April through October. The Slippery Rock Golf Club & Events Center offers a semi-private 18-hole golf course, and membership comes with access to its clubhouse and social events. Residents also have access to two state parks: the Jennings Environmental Education Center and Moraine State Park. The environmental education center is about 4 miles south of Slippery Rock Township and has more than 5 miles of hiking trails, including a connection to the North Country National Scenic Trail. The longest trail in the National Trails System, it spans 4,800 miles across eight different states, including 57 miles that wind through Butler County. The trail also passes through the 16,725-acre Moraine State Park, which is about 15 miles away and boasts over 1 million visitors each year. The park surrounds Lake Arthur, which offers a pair of sandy beaches with opportunities for swimming, fishing and boating.

Access to Pennsylvania Route 8 and Interstate 79

Outside of a walkable Main Street in Slippery Rock Borough, the township is largely car-dependent. Residents have access to major thoroughfares like Pennsylvania Route 8, which runs through the eastern half of town, and Interstates 79 and 80, which intersect about 7 miles northwest of the township. I-79 leads about 53 miles south to Pittsburgh, and Pittsburgh International Airport is a 63-mile drive away. The closest hospital is AHN Grove City, which is around 10 miles from the township and has a 24/7 emergency room. The New Castle Area Transit Authority provides local bus service, with Route 81 making a stop in downtown Slippery Rock on its way from New Castle to the Iron Mountain data center in Cherry Township.
