Quiet refuge in eastern Buffalo
Sloan is tucked against the eastern portion of Buffalo and the neighboring town of Cheektowaga and offers a quiet refuge in a well-connected suburb. “Sloan is a 3 to 5-minute drive from east Buffalo, right between the railroad tracks off Broadway. It’s just a cute little village right near Lovejoy on the east side,” says Ayat Nieves, a Licensed Real Estate Salesperson with Keller Williams Realty who has 13 years of real estate experience in the Buffalo area. The village was named after Samuel Sloan, the president of the Lackawanna Railroad, who built five railroads in the village in the 19th century. Today, a network of railroads still runs throughout Sloan, and modern residents enjoy a wide selection of historic homes, local community events and amenities from the neighboring cities.
Industrial homes from Buffalo’s manufacturing past
Many available homes in Sloan were built in the 1950s and 1960s, but some older properties date back to the 1910s and 1920s. The style of Sloan neighborhoods tends to be eclectic, with narrow industrial doubles built alongside brick-decorated colonial revival cottages. Sloan houses are on densely built streets, with neighbors sometimes sharing driveways or front yards. Homes prices range between $150,000 and $250,000, but some older properties can sell for under $100,000. The growing market means that houses usually sell within a week.

Sloan kids get after-school help for free
Sloan families are served by the Cheektowaga-Sloan Union Free School District. Young students start at Theodore Roosevelt School for kindergarten through second grade, earning a C-plus on Niche. Kids can then move on to Woodrow Wilson Elementary School for third to fifth grade and John F. Kennedy Middle School for sixth to eighth grade. Both schools are ranked C on Niche. John F. Kennedy High School scores a B on Niche and offers students academic pathways focused on the humanities, the arts, science and business. All children in Sloan also have free access to the Sloan Youth Recreation Center, which has year-round after-school programs for students of all ages.
Woodrow Wilson School in Buffalo has student teacher ratio of 14 to 1.
John F. Kennedy Middle School in Cheektowaga serves 265 students.

Five miles away from Buffalo
Sloan is bordered by Interstates 90 and 190 and U.S. Route 62, meaning anyone traveling the five miles to downtown Buffalo or throughout the rest of the state will likely have a highspeed route towards their destination. The neighborhood is served by Niagara Frontier Transportation Authority (NFTA-Metro), which has multiple bus stops along Broadway on the north side of Sloan. NFTA has bus lines that travel throughout Erie County, including Buffalo, Tonawanda and Amherst.
Buffalo Ole Brewery offers drinks and camaraderie
Most residents get their weekly shopping done at Camillo’s Sloan Supermarket on Reiman Street, which is open five days a week and offers fresh meat, produce and a deli counter. Walden Galleria Mall just off Interstate 90 in neighboring Cheektowaga is a large nearby retail option with clothing, technology and home goods stores, as well as a variety of restaurants. From August to October, the Cheektowaga Outdoor Market opens stalls at Walden Galleria every Monday.
Buffalo Olde Brewery on East Lovejoy Street opened in 2023 and has already become a community favorite. The menu offers burgers, pasta dishes, and salads, as well as beer and wine on tap. Community members can take part in events like live music nights or brewery tours in the restaurant’s outdoor Beer Garden. Pocketeer Billiards doubles as a restaurant and a popular going-out spot. The bar holds the title of the largest pool hall and pinball collection in western New York and also offers a full menu of burgers, wings and pizza.

Explore the Lehigh Valley on foot, bike or horseback
Sloan Village Park and Griffith Playground on Griffith serves as the village’s main gathering place, where locals enjoy holiday parties and summer concerts hosted by the Village Recreation Department. The community borders Dingens Park off Interstate 190, with a playground, basketball court, baseball diamond and swimming pool. Local nature buffs can also horseback ride, bike or even cross-country ski on the Lehigh Valley Trail, which runs along the southern part of Sloan, or venture further into Cheektowaga to explore the 292-acre Reinstein Woods Nature Preserve. “There’s lots of greenery that people come to visit. People walk or drive from the city to come see us and take part in local events,” says Laura Scott, a librarian at the Julia Boyer Reinstein Library in Cheektowaga.

Sloan also has some great nature to offer along the Buffalo River.
Griffith Park has multiple playgrounds as well as a splash pad and picnic shelter.
