A midcentury community that inspires loyalty in its residents
Valley Gardens, located west across the Rio Grande from Albuquerque proper, does not come up often in conversation with area residents. However, those who know it understand that this South Valley subdivision inspires a rare generational loyalty. “Locals who grew up in that area have a tendency to stay,” says John Lopez, a Real Estate Broker with Coldwell Banker Legacy. “There’s a lot of generational living of families. Grandmothers live with their daughters and granddaughters, who end up buying the houses next door. That creates a very close-knit community out there, which is very cool to see.” Despite its distance from the city, Valley Gardens offers residents all the suburban comforts alongside a quiet, rural atmosphere.
Ranch-style homes mostly built in the early 1970s
Valley Gardens is an older neighborhood, with home styles reflecting the aesthetic preferences of the time. “Late-midcentury ranch-style homes are pretty common here,” says Realtor Abigail Gonzales of Real Broker, who has 10 years of experience in the area. “The general build year is around the early to mid-1970s, so the floorplans are all very similar to one another. But the lots allow for decent-sized yards, and through renovations, tenants can really make these homes their own.” The wide subdivision streets are lined with tall, mature trees that provide scant shade in the throes of the summer. Prices typically range from around $240,000 to $440,000 depending on square footage, the number of bedrooms and the build year of the home.
Environmental STEM programs at Rio Grande High and a highly-rated charter school
Neighborhood children are zoned to attend Navajo Elementary School, which earns a C from Niche. Harrison Middle also receives a C. Rio Grande High, the closest public high school, scores a C-plus and offers students the opportunity to enroll in an Environmental STEM Pathway. Alternatives include the International School at Mesa Del Sol, a public charter high school that receives an A-minus.
Recent development has led to an influx of suburban amenities
The Walmart Supercenter on Coors Boulevard is the closest large department store, where residents can shop for groceries and daily household necessities. Other nearby options include the Albertsons Market in Valle Del Sol Shopping Center. “Especially recently, as the surrounding area has been built up, we have pretty much every amenity you could ask for within a 15-minute drive of the neighborhood,” Gonzales says. “There’s also plenty of restaurants nearby, so you don’t feel the distance from the city as much as you used to living here.” These include Dion’s Pizza, a popular local chain, and Miches, a family owned Mexican seafood spot.
Trails along the Rio Grande River and a small central playground
Valley Gardens Park, which is in the center of the neighborhood, offers a small playground and an open green space for community use. “At the time it was developed, people weren’t thinking about organizing homes around parks as much,” Gonzales says. Local hikers can head to the Durand Open Space to pick up trails that wind along the banks of the Rio Grande, while golfers can cross the river and play a round at the public University of New Mexico golf course, ranked as the second-best in the state by Golfweek Magazine in 2024.
Coors Boulevard is the major regional thoroughfare
The closest highways to the neighborhood are Coors Boulevard to the west and Highway 500 to the north. These two roads are the quickest way for residents to get to Albuquerque and to Interstate 25, the main north-south freeway of the area. “I think that proximity to the airport is also an appealing factor,” Gonzales adds. “You can get there in 15 to 20 minutes and you don’t even have to get on the highway to do it.”
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
