New and longstanding residents in this Spokane Valley suburb
Veradale has experienced a development boom in its southeastern hills. Built from the 2000s onward, multiple upscale subdivisions now sit high above the Spokane Valley and feature views of the Cascades and Rockies. These views have brought more investment and interest to the neighborhood, but, down in the flats, that desirability has been around for years. “You have a lot of new people buying up there, but it’s not like that everywhere,” says Paul Shryack, who grew up here in the 1970s and frequently returns to visit family. “The neighbors across from us have been here since I was a kid. It’s the same with the ones next to them. I know everyone on this block. One of our neighbors’ granddaughters even mows our yard.” Popular with families and those seeking a suburban lifestyle, this neighborhood has highly rated schools and nearby recreation areas. It’s about 10 miles east of downtown Spokane, but some restaurants and shops line the neighborhood’s northern side. “It connects to Sprague Avenue and other commercial areas, so you get some through traffic,” says Dana Pendergrass, a Valley resident since the 1990s and a real estate professional since the early 2000s. She brokers through Designed Real Estate. “It’s not as quiet as rural neighborhoods near the Spokane River, but it’s quiet enough to walk around and listen to the birds.”

Budget options in the flats, upscale picks toward Morningside
Most of the neighborhood was built in the 1970s and ‘80s, constructed in the traditional style of architecture. Homes have siding or brick facades, and shingle roofs are low pitched. They’re usually on flat, quarter-acre lots, but yards have some room in front and back. Some subdivisions are gated or have homeowners associations, but the majority are open and have fewer regulations. Ranch-style and split-level homes range from $280,000 to $550,000. Prices increase with square footage, though, so bigger properties with two stories are likely between $575,000 and $1.2 million. They’re likely newer, too, built in the 2000s, 2010s and 2020s; they’re mostly in the Craftsman style with partial brick facades and neutral colors. Of these upscale properties, homes in the southeast have mountain views, and they’re concentrated in higher-up subdivisions such as Morningside and Fairmont Estates. Homes in the northeast surround Shelley Lake. Homeowners associations are more common in these specialty communities, and they may have events such as subdivision-wide yard sales and barbecues. For renters, apartments cluster on the neighborhood’s northern side.

High ratings for Central Valley School District
Students south of 16th Avenue likely attend Sunrise Elementary. Niche gives it an A-minus and ranks it among the top 15 public elementary schools in the area, ahead of over 100 others. North of 16th, Adams Elementary gets a B-minus. Both groups can attend Evergreen Middle, which receives an A and ranks in the top 10 for best public middle schools in the state. Central Valley High scores a B-plus, and its football team made history with its 2024 season. A runningback rushed for 367 yards, setting a single-game league record.

Neighborhood parks and Saltese Uplands
Within walking distance of Sunrise Elementary and Evergreen Middle, Terrace View Park is on the neighborhood’s west side. Its pool is popular with kids in the summer, and its playground has a climbing net and five slides. Browns Park is roughly a mile south with another playground. This one has a splash pad and sprinkler, though, and its skate park is right next to a basketball court. Additionally, the park’s 16 sand volleyball courts host leagues, tournaments and pick-up games. Saltese Uplands Conservation Area is just east of the neighborhood, and its 600 acres cater to residents looking for open space. Hiking trails cross canyons and springs, covering about 10 miles. Coeur d’Alene Lake, a large lake next to the Idaho town of the same name, is about a 35-mile drive east of the neighborhood over the state border, and national forests surround the Spokane.

Close to Sprague and Broadway
People come from across the Valley to shop on Sprague and Broadway avenues, but Veradale residents don’t have to travel far. On the neighborhood’s northern side, this commercial district has department stores such as Walmart and Target, and grocers include Fred Meyer and Safeway. Fast food chains mix with these businesses, and fine dining establishments are rare. Even so, MAX at Mirabeau has New American fare and 450-plus vintage wines. Bardic Brewing and Cider is nearby with casual pub fare and an intimate dining room. Additional nightlife options are west on Sprague, and the Spokane Valley Mall is just north with Nordstrom, Macy's and others.

Valleyfest, a community celebration
Also on Sprague Avenue and at nearby Mirabeau Point Park, Valleyfest has been a September tradition for over 30 years. This weekend festival celebrates the area with vendors, musicians and restauranteurs, and it’s funded by local organizations. The Hearts of Gold Parade kicks off the festival on Friday night, when custom cars and floats shut down Sprague.

Driving in Veradale and the Valley
Older subdivisions often don’t have sidewalks but, with wider roads, can be navigated on foot. Newer areas incorporate sidewalks and walking trails. However, Veradale spreads across roughly 10 square miles, and the whole Valley is about four times the size. Most people drive here, and they likely use major thoroughfares such as Sprague Avenue and Pines Road. Interstate 90 is the main route east and west through Spokane, and it’s just north of Veradale. Using this route, downtown is about a 10-mile trip. Spokane Transit Authority also operates buses in Veradale, and routes 95, 96, 97 and 98 stop along major thoroughfares.
