Picturesque suburbia in Rockwood, part of Spokane’s South Hill

Homebuyers will find Tudor-inspired estates and creative Craftsman cottages in Rockwood, one of Spokane's historic master-planned neighborhoods. The area’s lush gardens and forested bluffs have offered a storybook suburban look since the early 1900s. Things are quiet here, thanks to its predominantly residential design, but many of the South Hill’s beloved business districts and community parks are just a walk down the block. In Rockwood, you can enjoy a tucked-away feeling in an architecturally stunning neighborhood just a short distance from Spokane’s biggest hospitals and city center.

Historic homes for higher prices than much of the South Hill

“People know Rockwood Boulevard as a kind of showcase,” says Traci Bemis, a residential broker with EXP Realty who’s served the Spokane area for nine years. “If you’re coming up the South Hill, it winds you through the neighborhood. And there are just historic homes on both sides of the road that are really prominent and unique." The neighborhood has Craftsman, Tudor Revival and colonial-style homes, mostly selling from the lower $400,000s to the upper $900,000s. Smaller houses can sell in the $300,000s, and especially large, palatial homes can reach around $1.5 million.

Rockwood’s median single-family home price is in the upper $600,000s. That’s higher than the neighboring South Hill neighborhoods of Comstock, Lincoln Heights, Manito and Cliff-Cannon.

Walking, biking and driving to nearby hospitals and downtown

“Rockwood is very close to the hospital system, so a lot of your neighbors are going to be doctors and surgeons,” Bemis says. Cliff-Cannon is home to Providence Sacred Heart Medical Center and MultiCare Deaconess Hospital, each around 2 miles from home. Downtown Spokane is only about 3 miles away, so commutes are short. Thanks to sidewalks and bike lanes, you might walk or bike to work if you’re not driving or boarding a Spokane Transit Authority bus.

Neighborhood and choice schools through SPS

Rockwood is served by Spokane Public Schools. The district assigns neighborhood schools based on home address, but also offers school choice to other neighborhood schools and specialized options. Hutton Elementary School is a highly rated, walkable school in the middle of Rockwood.

Suburban calm and connected community life

Although it’s within minutes of downtown Spokane and the city’s busiest hospitals, Rockwood has a quiet, suburban feeling, especially thanks to its wooded hillsides and intentional landscaping. Residents keep the community feeling neighborly by volunteering with the Rockwood Neighborhood Council or putting on local events of their own. “At Christmastime, people will put firepits in the front yard and do Christmas cookie exchanges or have hot cocoa. At the end of the school year, people might hire a hotdog truck and set up inflatables to gather neighbors,” Bemis says.

Surrounded by popular South Hill parks

There's a playground and athletic courts at Hutton Elementary, but Rockwood doesn’t have public parks of its own. If you’re not swimming in your backyard pool or walking the dog down neighborhood streets, you might head to the nearby destination parks of the South Hill. Locals love:

  • Manito Park, known for its colorful gardens and year-round greenhouse conservatory
  • Lincoln Park, a sloping green space with wooded hiking trails and playgrounds
  • Grant Park, a classic community park with a seasonal splash pad and farmers market

A popular neighborhood bakery close to Manito Park

Rockwood Bakery is tucked away on 18th Avenue, and it's one of the South Hill’s best-loved local businesses. “It’s a really charming neighborhood bakery,” Bemis says. “It’s got a sun-drenched front porch, and it’s right next to Manito Park, so I’d take my kids sledding at the sledding hill and then bring them to the bakery for hot cocoa right after. It’s pretty idyllic, you know? You can’t make that kind of thing up.” Manito and Comstock are known for their mom-and-pop restaurants, coffee shops and specialty shops, many of which are walkable to Rockwood. You’ll find grocery stores like Safeway and Trader Joe’s in neighboring Lincoln Heights.
