They don't let anyone in unless you're on the approved list," says Dennis Rosa, an associate broker with BAM Realty Advisors Inc. "And the golf course there is really, really, really good. Plus, there are many great restaurants and amenities on site as well." The clubhouse boasts a restaurant and bar, a fully stocked library and a performing arts center, where banquets, performances and dances are regularly held.

There are over 1,400 homes in Heritage Pines, including attached and detached villas, single-family homes and larger estate homes. Often, homes include two-car garages that double as a screened-in porch. "Villas tend to be a little bit cheaper. They run anywhere from about $230,000 up to $300,000, even maybe a little bit more in some cases. It depends on the villa and whether it's on the golf course or not," Rosa says. Single-family homes often have features typical of Mediterranean and Spanish Revival, such as stucco exteriors. Homebuyers can expect a price range of just under $300,000 for a three-bedroom residence to as high as $500,000.

The Heritage Pines golf course is an 18-hole championship course designed to complement the natural landscape, combining scenic views with sweeping fairways. The closest restaurant option is The Fireside, located on-site and accompanied by Fireside Spirits Bar, where residents can enjoy regularly scheduled entertainment and live music. For a local slice, Ceparano's New York Style Pizza is known for its generous helpings of cheese. Cody's Original Roadhouse is an American fare chain in a rodeo-esque setting. County Line Road is just outside the front gates, which takes residents to Commercial Way or Route 589. Flights out of Spring Hill can be found at Tampa International Airport, 42 miles south. The closest healthcare facility is Tampa General Hospital in Spring Hill.
