Up-and-coming Springfield neighborhood with exciting project in the works
Located just 2 miles south of downtown Springfield, Fassnight is a conveniently located neighborhood with big changes coming soon. Once completed in 2024, the Grant Avenue Parkway project will provide a pedestrian and bicycle path that will start in downtown Springfield and extend south through the heart of Fassnight. The car-free pathway is going to give patrons access to an assortment of shops, restaurants and attractions in either direction. The project also may bring newer construction homes into Fassnight. “I expect there to be a lot of revitalization; some of it has already started,” Andy Simmons, a Realtor with Property Gurus at Keller Williams Realty says. “In the coming years, with everything going on, there may be healthy appreciation.” Outside of the project, residents enjoy Fassnight for its proximity to both Bass Prop Shops Outdoor World and Wonders of Wildlife National Museum & Aquarium, both perfect for a family outing.

Homebuyers in Fassnight will find both ranch-style and bungalow homes that sell for between $100,000 and $300,000. “Homes in Fassnight fetch prices on par with most of Springfield but that’s poised to change,” Simmons says. The Grant Avenue Parkway project is expected to bring newer construction residential dwellings along with it. Most streets in Fassnight are equipped with sidewalks on at least one side of the street, with some including tree cover.

The city of Springfield is in the middle of construction of the Grant Avenue Parkway, a pedestrian and bicycle path that will start in downtown Springfield and extend south through the heart of the Fassnight neighborhood. That means Fassnight’s collection of homes will be a short stroll from a car-free walkway that can take you to an assortment of shops, restaurants and attractions in either direction. If visitors travel west down Sunshine Street, they’ll find Fassnight’s shopping and dining options to keep their pantry – and their stomach – full. For a quick meal, residents pull through the drive-thru at Chinese joint Pine Garden, known locally for its crispy fried chicken bites tossed in a sticky cashew sauce. Others stay in the same shopping center and try Tortilleria Perches, where pork is slow-cooked with the flavors of garlic, onions and oranges to create tender carnitas. For groceries, residents head over to Walmart Neighborhood Market. Though Fassnight has long been home to plenty of entertainment and amenities, it will soon be at the heart of Springfield’s newest walkable hotspot thanks to the Grant Avenue Parkway project.

Students attend Springfield R-XII School District
Students in Fassnight will attend Springfield R-XII School District’s offerings. Parkview High School, which has a wide range of extracurricular offerings, earned a C-plus grade from Niche. Among the extracurricular activities is the Parkview Barkery, a club for students with disabilities to bake and sell dog treats in the community. For younger students, McGregor Elementary School and Jarrett Middle School are options and both earned at least a C grade from Niche.

Hit a home run at Fassnight Park
While traveling through Fassnight, one may hear skateboards, scooters and bikes grinding across rails and speeding down ramps. That’s because they’re passing Springfield Skate Park, which welcomes skaters of all skill levels to its 25,000-square-foot concrete course. A different kind of park experience can be enjoyed on the other side of the parkway at Fassnight Park. There the softball field is usually busy with competitive fastpitch games, while the public pool has welcomed swimmers since 1927.
