A quiet suburb home base just minutes from Stockton amenities
Nestled in the northern part of Stockton and along the 5, Sherwoods Manor is a residential community with a suburban feel while staying within 10 miles of downtown Stockton and Lodi. “People are really drawn to this part of town for its accessibility and affordability,” says Tiffany Stevens, a local property manager. “But it doesn’t look cheap. The streets look nice, and it’s great for walking during a sunny day. It’s one of the most desirable areas in Stockton.” Sherwoods Manor might be predominately streets lined with houses, residents are right by major motorways and shopping centers for easy access. “For people who just like to go to work and have a quiet night at home most nights, this is probably their part of town,” Stevens says.

In Sherwoods Manor, people might see brick ranches huddled between a contemporary single-family and a Colonial-inspired house, all built around the late 80s and early 90s. Two-car garages are standard and are often the front-facing features on homes, with enough room in the driveway to fit three large cars. Sidewalks run along both sides of the street and are flush with the road. Neighborhoods are more open in Sherwoods Manor, with infrequent trees. Instead, landscaping is limited to the immediate space around the front stoop and pathway. Homes will typically list between $450,000 and $600,000.
Paddleboat rentals at Shumway Oak Grove Regional Park
Sandman Park is at the heart of Sherwoods Manor, offering plenty of open green space and walking paths through the trees. Athletes can enjoy the two baseball diamonds and courts for basketball and tennis found here. To north in Spanos Park, Shumway Oak Grove Regional Park features a 10-acre lake stocked with catfish and trout. On the weekends from April to October, visitors can rent paddleboats. People can stroll along the 1.5-mile acre trail or play a round on the disc golf course. To the south, parks off Pacific Avenue offer more amenities. “At Anderson Park, there’s a little skateboard park where the kids go and hang out,” says Realtor Lance McHan with Lance McHan. “Sherwood Sharks, which is a local little swim team, and they practice at Lucy Park. It’s a great little swim league there. My kids were competitors with them.”
