Right off U.S. Route 19, 7 miles south of Homosassa, is Cypress Village at Sugarmill Woods. “One of the biggest attractions of the neighborhood is that it’s a deed-restricted neighborhood,” says Armand Damesimo, a community resident for the last four years. “In the South, that’s a big deal. The downside is, you have to get everything approved. The upside is, there are controls.” The deed restrictions keep the neighborhood uniform and ensure properties are well-kept. Behind each property in the community is a green belt, a natural buffer that cannot be built upon. “The greenbelt is a great idea because it keeps people’s backyards private,” says Tina Fingerman, a Realtor with People’s Trust Realty. “It’s both a sound and noise barrier. It keeps the place looking more natural.” Cypress Village at Sugarmill Woods is also mostly above sea level, protecting it from tropical storms. “We are about 70 feet above sea level, which is mountainous around here,” Damesimo says. “If my house floods, all of Homosassa will be underwater.”

Colorful contemporary homes with stucco siding
A drive down the winding streets of Cypress Village at Sugarmill Woods reveals colorful, contemporary one-story homes with stucco siding sitting on an average of a quarter-acre. “Homes have been built over the years,” says Greg Klesius, a Broker with Gulf Cost Fishing Homes Realty. “You have homes that were built in the 70s and homes that were built yesterday.” Pine and palm trees in the neighborhood provide great shade and a buffer. “When you drive through there, it just looks pristine,” Fingerman says. “The houses there are unique and aren’t cookie cutter.” Homes have sold for between $175,000 and $700,000. “The HOA fee there is annual,” says Becky Norman, a Broker at At Home Realty. Sidewalks are not typical in the neighborhood, so residents rely on cars to get around. “All the utility lines, power lines, are underground,” says Nadeene Horak, a Realtor with Sail Home Realty. “You don’t see power poles and wires. They also require you to have a working sprinkler system so that your lawn is green.”

The Sugarmill Woods Country Club
At the heart of the neighborhood is the Sugarmill Woods Country Club, which provides a variety of memberships for residents. The country club has two nine-hole golf courses, a pro shop, a putting green and a driving range. Children attend Lecanto Primary School before moving on to Lecanto Middle School, both of which earn a B-minus grade from Niche. From there, students head to Lecanto High School, which earns a B-plus grade from Niche. Lecanto High has a School of the Arts, which allows students to work on various art skills, including painting and drawing. Participants in the program have earned $3 million in art scholarships.

When looking for some time outdoors, residents head to Homosassa Springs and Crystal River. Ellie Schiller Homosassa Springs Wildlife State Park is 5 miles north of the neighborhood and offers locals an opportunity to get in touch with nature. “The state park here is really popular,” Damesimo says. “It’s one of the most popular in the state. It’s got some 90-year-old hippopotamus living in it. The manatees are also a big draw.” The Homosassa Area Recreation Park is also 5 miles north and has a playground, tennis courts and a soccer and baseball field. About 12 miles north in Crystal River is Hunter Springs Park, where a playground, a beach, a swimming area and a picnic pavilion help draw visitors. A few blocks away is King’s Bay Park, which has a playground, amphitheater and a dock to launch kayaks.

U.S. Route 19 leads to the neighborhood's entrance, connecting it to Tampa to the south, 67 miles away. Cypress Village at Sugarmill Woods is 7 miles from Homosassa, 12 miles from Crystal River and 46 miles from Ocala. The neighborhood is also 82 miles from Orlando and 73 miles from Gainesville. Public transportation is not available in the neighborhood. For flights, Tampa International Airport is a 61-mile drive.
