In 2004, the City of Surprise planning and zoning department approved a proposal for the Asante community to be built in the vast desert about 40 miles northwest of Phoenix. Builders—including Lennar, Taylor Morrison and Richmond American Homes—constructed townhouses and single-family homes in 55-plus and all-ages communities. “[You] enjoy a perfect mix of luxury and convenience with parks, walking trails and easy access to shopping, dining and local attractions,” says Brad Schoenberg, Regional President at Taylor Morrison.

Southwestern New Traditionals and duplexes in Asante communities

The neighborhood consists of over 5,500 single-family homes, many built after 2015. Heritage Asante is a gated 55-plus community in which Lennar constructed single-story Southwestern New Traditionals and duplexes with ranch-style architecture. Duplex prices range from $320,000 to just over $400,000. Meanwhile, the New Traditionals go for $355,000 to $730,000. In Heritage Asante and other Asante communities, recreational vehicle (RV) garages and fenced backyards are popular features. The neighborhood earns a CAP Index Crime Score of 1 out of 10, far lower than the national average of 4. Taylor Morrison and Pulte Homes were built near Lennar homes in other Asante communities, such as Asante Phase One and Artisan at Asante. Both developments have new traditional homes, many with adobe siding and terracotta roofs like Lennar’s Southwestern New Traditional homes. Depending on home and property sizes, prices range from $375,000 to $990,000 in Asante Phase One. Artisan Asante homes are priced between $390,000 and $765,000. “Buyers that choose to purchase a TBB or to-be-built home have the opportunity to go through The Design Center by Taylor Morrison, where a team of expert consultants helps to select products that reflect each person’s unique styles and preferences,” Schoenberg says. “[We] offer a variety of floor plans from the first-time home buyer to a growing family, empty nesters and more. [We have] spacious floor plans, one- and two-story options up to 5 bedrooms. Flex spaces create a home gym, office, game room or craft space.”

Asante Library, community parks and walking paths

Asante Community Park is public and central to all the neighborhood’s communities. The Asante Library overlooks the park’s shade-covered playground and soccer, softball and baseball fields. Paved paths connect the library to the other end of the park, where the basketball court, trails and an aviator memorial are located. Many Asante communities have clubhouses with fitness centers and community parks with playgrounds. In addition to those amenities, Heritage Asante has a walking path that loops around Asante Lake, a 9-hole putting green and bocce ball courts. Artisan at Asante does not have a completed recreational area as of May 2025. However, amenities are proposed to go in on Happy Valley Road. According to Schoenberg, in the future, “Residents can choose to swim in a luxurious resort-style pool, which includes a separate section with lap lanes. [They can] step outside and be greeted with a large outdoor seating area, several pickleball courts, a basketball court and lots of green space. Add in a variety of walking paths, and it makes living in this community exciting and adventurous.”

Learning from Asante Preparatory Academy to Willow Canyon High

Dysart Unified School District serves Asante and accepts open enrollment applications for students wishing to attend schools other than those for which they are zoned. The neighborhood is in the attendance area of Asante Preparatory Academy, a kindergarten through fifth-grade school. Niche grades the academy a B overall. Cimarron Springs Middle School earns a B-plus. Willow Canyon High School receives an A-minus and offers Career and Technical Education (CTE) courses, including health services and marketing.

Drives to Phoenix and environmental concerns

Grand Avenue leads south to state Route 303, which connects Asante to Phoenix and the Phoenix Sky Harbor International Airport within a 45-mile drive. The airport offers nonstop service to over 120 cities nationally and 25 destinations internationally. Asante’s northern region is near an open desert, where wildfire risk is elevated. Fire Station 304 serves the area.

Shops and restaurants from West Pat Tillman Boulevard to Bell Road

A strip mall on West Pat Tillman Boulevard houses various fast food restaurants and a Fry’s Marketplace. Julia's Taco and Solis Taco Wagon serve Mexican cuisine in take-out containers in a parking lot on 163rd Avenue. About 10 miles away near Bell Road, restaurants include Rio Mirage Cafe with Sonoran-style lunches and dinners and Irish Wolfhound Restaurant & Pub. Surprise Marketplace is also on Bell Road and has national retailers such as Target.
