Bordered by an industrial area at the east and a rolling golf course to the west, the residential center of Sheridan Parkside provides a mixture of housing types for both owners and renters. Duplexes and townhouses comprise most multi-family housing, while Colonial Revivals and ranch homes stand alone on modest but well-maintained yards. The residential streets are quite walkable, and many residents bike around to head to local shops, but overall, it’s a more car-dependent community surrounded by busier districts. Many single-family properties were constructed in the mid to late 20th century, though contemporary houses have popped up in the last decade. The median selling price is $205,000, and generally, properties that exceed $250,000 are exceptionally new or have four or more bedrooms.

Sheridan Parkside has both essential errands stops and local flavor

Regarding shopping, Sheridan Parkside has a healthy mix of chain and locally owned businesses. Along Sheridan Drive, there’s a large commercial area with big-name stops such as CVS, Tops Friendly Markets and Planet Fitness. When it comes to supporting local, however, residents can be found having a drink at Mitchell’s Tavern, in the parlor of Romeo and Juliet’s enjoying hot pizza or picking up new flowers for their gardens at Primeval Forest Nursery.

Heading to downtown Buffalo for First Fridays

As Sheridan Parkside is less than a 15-minute drive from downtown Buffalo, residents can quickly get to any of the weekly and annual events that the city hosts. There’s plenty to explore, from Taste of Buffalo, the largest weekend food festival in the country, to interactive art activities during First Fridays at the Buffalo AKG Art Museum.

Education in the Tonawanda District

Public institutions are served by the Kenmore-Tonawanda Union Free School District, and children begin school at Hoover Elementary, which receives a B-minus from Niche and a small student-teacher ratio of 10-1 for more personalized learning. Students move on to Hoover Middle, which gets another B-minus and has a highly involved PTA that hosts several events throughout the year. The final step of primary education is taken at Kenmore West Senior High, graded with an overall B on Niche with an A for clubs and activities due to the extensive and diverse range of extracurriculars and athletics.

From tee time to river views

Easily within walking distance is Sheridan Park, which provides a playground for the kids, a picnic shelter and a baseball diamond. It connects to the Sheridan Park Golf Club, which provides a challenging 18-hole course and often hosts tournaments. For more expansive green space, Riverside Park has paved walking trails that offer clear views of the Niagara River alongside basketball courts, tennis courts and the connected Bud Bakewell Ice Rink.

Navigating to and from nearby Buffalo

Sheridan Parkside is bordered by Interstate 290 and Interstate 190, which creates a direct route to downtown Buffalo. Several bus stops along Sheridan Parkside Drive run to the city and other nearby towns, operated by the Niagara Frontier Transportation Authority. Just 13 miles southeast – less than a 20-minute drive – is the Buffalo International Airport.
