Laid-back urban neighborhood close to downtown
About halfway between downtown Topeka to the east and the commercial corridor of Wanamaker Road to the west, Randolph offers convenience to the two busiest areas of the city, while providing a slower-paced urban lifestyle. This predominantly residential neighborhood has been around for more than a century and has the homes and neighbors to prove it. “Many of these homes have been with the same family for multiple generations,” says Morgan Whitney, a Realtor with Better Homes and Gardens Wostal Realty, who sells in Topeka. Joshua Jager is one of those generational residents. He says, “I moved here when I was 5 in 1990 and then eventually bought the house from my mom. I grew up here and didn’t really want to leave. There’s not a whole lot. It’s just a good neighborhood with middle-class families and white-collar workers.” Randolph has one local park enjoyed by the community, especially to celebrate Fourth of July. It’s also a mile north of Washburn University.

Renovated and preserved homes from the early 1900s
Randolph’s first homes were built side-by-side on grid-pattern, tree-lined streets in the early 1900s. “They’re right next to each other, but you can’t reach out your window and touch your neighbor’s house or anything,” Jager said. Common housing styles include bungalows, English-style cottages and Colonial Revivals. They can range anywhere from 800 to 2,500 square feet, selling for $115,000 to $250,000. Many homes have been renovated with modern interiors. However, there are also a lot of houses with original features. Whitney says, “You walk in the door to these homes and you see people have taken care of them over the years.” Most homes are situated on leafy 0.15-acre lots with detached garages that are accessible from back alleyways.

Playground fun at Collins Park
Just west of the neighborhood, Southwest Collins Avenue splits into northbound and southbound lanes, bordering Collins Park on both sides. It’s about 1 mile away from those who live on the north side of the neighborhood. Those closer to the south can easily get there by foot or a quick drive. “A lot of the people who live off Collins Avenue use the park probably more than anyone else,” says Whitney, “You always see people playing, grilling out and doing things together in that area.” The park has a basketball court, a pavilion with two tables and a charcoal grill and a playground with a swinging bench, where parents can watch their kids play. Gage Park, one of the largest parks in Topeka, is about 2 miles west. There are lots of fun activities for kids, including a 1-mile miniature train ride, a century-old carousel, the Topeka Zoo and the Kansas Children’s Discovery Center, featuring hands-on learning activities. Walkways weave throughout the park, taking people over a lake bridge, under canopies of trees and to Reinisch Rose Garden’s reflecting pond and 5,500 rose bushes. People also enjoy visiting the park to play beach volleyball and swim in the outdoor community pool.

Fourth of July Parade
While Randolph doesn’t have a neighborhood association, the community works together annually to put on a Fourth of July parade. “It’s mainly the people who live right next to the park who organize the parade,” says Jager. “It’s pretty big. I would say 3,000 to 5,000 people come. They start at one end of Collins Park and parade around. They don’t shoot off fireworks or anything, but they’ll have a car show.”
Close to shopping and iconic drive-in
Wanamaker Road, about 3.5 miles west, is lined with several big box retailers and is one of the main shopping destinations in Topeka. That’s where Jager says he does most of his shopping. However, there are some closer options , including Dollar General on Southwest 10th Avenue and Walmart Neighborhood Market about 1 mile north. Southwest 10th also has some restaurants, including longtime community staples, such as Bobo’s Drive In, which has been serving its famous root beer and apple pie at car hops since 1948. “Topeka doesn’t like change,” says Jager. “They don’t want to be the up-and-coming new thing. They like being the odd duck, so that’s why we have places like Bobo’s.” The restaurant gained national attention when it was visited by Guy Fieri, featured on the Food Network’s show Diners, Drive-Ins and Dives in 2007. There’s also Louie’s 10th Street Lounge and Laundromat just down the street, which offers a unique experience, where people can do their laundry and grab a drink at the bar while they wait.

Topeka Public Schools and Washburn University
Students attend Randolph Elementary School, which earns a C-plus grade from Niche. The elementary school, which scores above average regarding academic progress by GreatSchools, stands out with its grand, Colonial-style architecture. Students who live north of Southwest Huntoon Street go to Landon Middle School, which gets a B-minus grade and is about 3 miles west of the neighborhood. Those south of Huntoon attend Robinson Middle School, located 1 mile east and graded a C-plus. Students from both middle schools reunite at Topeka High School, which receives a B grade. Topeka High was built in 1931 by Thomas Williamson, the same architect who designed Randolph Elementary. The high school is regarded for its 165-foot bell tower and elaborate Gothic-style architecture inspired by Henry VIII’s Great Hall at Hampton Court Palace. Students can continue their education at Washburn University just 1 mile south. The public university offers more than 200 academic programs and competes in NCAA Division II sports. It also puts on several performing arts productions throughout the year, while the Topeka Symphony Orchestra utilizes the university's White Concert Hall for monthly performances as well.
Randolph Elementary School is a great neighborhood school with caring teachers.
Robinson Middle School is named after Charles Robinson, the first governor of Kansas.
Topeka High School engages students in the highest quality of learning.

2-mile commute to downtown
From Southwest 10th Avenue, residents can either drive or take a Topeka Metro bus 2 miles east to downtown. Stormont Vail Hospital is also just a half-mile away. Interstate 70 is about 2 miles north of Randolph. It runs west through the whole state and about 60 miles east to Kansas City. Though Topeka Regional Airport is about 10 miles south, there are no commercial flights. Instead, people drive 75 miles to fly out of Kansas City International Airport.
Jump on the Topeka Metro to get just about anywhere in Randolph.
It is easy to access Stormont Vail Hospital, just a few minutes from Randolph.
