A quiet neighborhood close to multiple highways
The residential streets of Deerhurst Park wind and intersect just east of the bustling Delaware Avenue, about midway between Buffalo and North Tonawanda. Proximity to multiple highways and the nearness to local and national outlets mean convenience is one of the most highly-regarded benefits of the neighborhood. Additionally, in the winter, the neighborhood doesn’t need to often worry about being snowed in. “You’re going to go home and have great amenities around you,” says Trey McDermid, an associate broker with Gurney Becker & Bourne. “If we get snow, the roads are plowed within a couple of hours. It’s very easy to get around and you get a lot of services being there.”
Pre-war and post-war homes on residential streets
Curving residential streets in Deerhurst Park are home to an array of architectural styles. Pre- and post-war Cape Cods, colonials and Tudors predominantly populate the area, with some American Foursquare and Dutch colonials mixed in as well. “It’s mostly all brick or stone and built from the 1920s through the 1940s,” McDermid, who grew up in the neighborhood, says. “There’s a variety of styles and not one specific builder.” Prices are sometimes dependent on where the home is located, but as a whole single-family homes range from around $250,000 to $600,000. Properties on and near Doncaster Road, Leicester Road and Deerhurst Park Boulevard are typically on the higher end, some even into the $600,000s and up, while homes in the eastern half of the neighborhood usually fall into the $300,000s. Larger lots are common, as are driveways and garages, along streets frequently lined with trees and sidewalks. Pools, or space for them, can be found on lots here as well. The CAP crime index score of 2 in Deerhurst Park compares favorably to the national average of 4.

Athletic options at Kenmore West
Just south of Deerhurst Park is Charles A. Lindbergh Elementary School, which is the site of kindergarten through fourth grade for students in the neighborhood. Lindbergh Elementary scores a B with Niche, while Herbert Hoover Middle School hosts fifth through seventh grades and is rated at a B-minus. Kenmore West Senior High School completes education for the area, scoring a B with Niche while ranking as one of the 40 best high schools for athletes statewide out of nearly 1,500. The Blue Devils’ athletic teams include varsity squads for bowling, basketball, volleyball and soccer. “Kenmore West is the main high school there, right in the middle of all of it,” McDermid says. “It’s a strong school and has an international baccalaureate program.”

Nearby green spaces and sports facilities
There aren’t any parks within Deerhurst Park, but several dot the surrounding area. At Crosby Village Park, a baseball field with a backstop and soccer field with two goals blend together alongside a football field encircled by a running track. “Up on Sheridan Drive, there’s the athletic center,” McDermid says. “Lincoln Park has a big, outdoor town pool, a baseball diamond and soccer fields. There’s two town golf courses in Sheridan Park and Brighton, and there’s special pricing for members of the town of Tonawanda.” Lincoln Park is just east of the neighborhood, and other amenities in the area include the Tonawanda Rails to Trails, also to the east and running along Center Avenue.

Hitting the links or taking in museums
To the south, Delaware Park offers its visitors options ranging from a zoo to art and history museums. “You’re 15 minutes from the Albright-Knox Art Gallery, the zoo and science museums,” McDermid says. ““It’s not far from the village of Kenmore. They have parades there, and they’ve done a lot of nice stuff there with restaurants and such.” Links for driving or putting in the area include the Grover Cleveland Golf Course, and skaters and goalies can hit the ice at the North Buffalo Ice Rink to the south. A Planet Fitness on Sheridan Drive is another outlet to expend energy.
Shops along Delaware Avenue
A Dash’s Market on the north side of the neighborhood provides near-immediate grocery store convenience for those in Deerhurst Park. “Dash’s is great,” McDermid says. “Within a 12-minute ride or so, you can get to a Wegmans, and Tops is also going to be very close by.” Close by, a Tim Hortons and Miller’s Thumb Bakery & Café are chain and local outlets, respectively, but Delaware Avenue runs vertically just west and serves as the primary commercial hub for the area. From The Delaware Pub & Grill, which invokes the name of its location, to a bevy of menus with international fare like Greek on the Street, India Star and Clay Handi’s Pakistani cuisine, diners have quite a few options along the road. Among the boutique shops in the area are Apples & Oranges, where music lovers can flip through vintage vinyl records, and Made for Good, where local artists sell their projects.
Convenient highway access in all directions
Access to Interstate 290 is just over two miles north of Deerhurst Park, and downtown Buffalo is less than 10 miles south. The 290 is part of a highway network interlinking it with Interstate 90, Interstate 190 and Routes 33, 198 and 5 that circles around Buffalo, often called the “20-minute city” for its convenience. “Deerhurst Park is the first ring of Buffalo, so it’s pretty accessible to the city,” McDermid says. “There’s a couple of arteries that go down to the city, like Delaware Street and Military Road.” NFTA Metro buses run along Colvin Road, which bisects Deerhurst Park.
