Residential neighborhood with access to recreational sports

Comprising 18 residential streets, with Kenmore Mercy Hospital at the center, Kenmore Northwest is a primarily residential neighborhood within the town of Tonawanda, not to be confused with the city of Tonawanda or North Tonawanda, both of which are their own distinct areas. “Tonawanda is very family-oriented,” says Michael Cipolla, a Realtor with 716 Realty Group WNY. “There are a ton of schools and parks to accommodate lots of families.” The Kenmore-Tonawanda Union Free School District, which Niche grades with a B, operates 10 schools, while the town’s 18 parks are about to get a big boost thanks to the addition of the Paddock Chevrolet Ice Arena. “It’s a sports mecca on Brampton Road,” Cipolla says, with the rink joining the Paddock Chevrolet Golf Dome, which has a driving range and miniature golf next-door. While Kenmore Northwest is a quieter section of Tonawanda, the town holds several community events, from holiday parades to Earth Day cleanups, and downtown Buffalo is about 9 miles to the south.

Affordability on the north side of Buffalo

Homes in Kenmore Northwest sit closer together, often with a driveway that leads behind the house to a two-car garage. Trees line the roads, and at times, the streets seem to stretch to the horizon due to their lack of curves. The neighborhood's Cape Cod, Colonial Revival and ranch-style homes can begin at around $175,000 and reach about $385,000. Some have Tudor-inspired features in the form of sloping roofs and half-timbering. “From an affordability standpoint, it’s a desired area,” Cipolla says. “The Buffalo and Kenmore area are hotter markets, so people head a little further north.” Duplexes are found throughout the neighborhood, often aimed at either investors looking to add to their portfolio or owners who will buy the duplex, live in one unit and then rent out the other. Often in Colonial Revival styles, these homes may be plainer on the outside, with shutters around the windows and no other exterior details. Prices can range between $170,000 and $260,000.

IB classes at Kenmore West Senior High

Students can begin at Herbert E. Hoover Elementary for kindergarten through fourth grade before advancing to Herbert E. Hoover Middle for fifth through seventh grade. Both schools are located within the same building, and each earns a B-minus from Niche. Kenmore West Senior High begins with eighth grade and offers International Baccalaureate classes to students as well as over 50 clubs. The high school earns a B from Niche. The private St. Andrew’s Country Day School is a Catholic school for kindergarten through eighth grade with a student-teacher ratio of 9-to-1.

Splash pads in the summer and two 18-hole golf courses

Within the neighborhood, Thurston Park can be a good spot for children to play, whether it be on the playground or the splash pad, which can be turned on with the push of a button. There are two 18-hole golf courses in the town of Tonawanda: the Sheridan Park Golf Course and the Brighton Park Golf Course. Located about a mile west of the neighborhood, Sheridan Park can also be a good spot for a baseball game at one of its diamonds, a visit to the playground or a dash through the splash pad. The Tonawanda Rails to Trails is a little more than a mile to the east and is a trailhead for the 3.9-mile-long paved path. This trailhead is about halfway through the route, with the trail beginning at the town’s border to the south and reaching into the city of Tonawanda to the north. “Bike paths are huge,” Cipolla says.

Local stores on Military Road, Elmwood Avenue and Delaware Avenue

A walk down one of the three main roads that run north to south, Military Road, Elmwood Avenue or Delaware Avenue, reveals several local restaurants, including the North End Bar & Grill, which serves seafood, French dip sandwiches and ribs. Delaware Avenue also has several retailers, including tire shops, a car dealership, a lumber store and the Kenmore Fish Market, which sells fresh seafood, as well as fried fish for dine-in or takeout. A Tops Friendly Markets just northeast of the neighborhood offers everyday groceries. At the corner of Military Road and Sheridan Drive, Olympic Restaurant has breakfast all day, along with Greek dishes. On Elmwood Avenue, Kenmore Mercy Hospital is a smaller community hospital, and some residents closest to it may hear sirens and experience increased traffic, but most will not.

Multiple means of transportation near the neighborhood

Interstates 190 and 290 go through town, with Kenmore Northwest about 2 miles from I-190 and a mile away from I-290. Along with easy access to freeways, Kenmore Northwest also has three buses that pass through the neighborhood on Delaware Avenue and Sheridan Drive. “You can get anywhere in 15 minutes,” Cipolla says.

Holiday parades and farmers markets

The town of Tonawanda holds events year-round. “They have a lot going on, especially over the summer,” Cipolla says. “It’s mostly based around holidays, like the St. Paddy’s Parade; there’s a Fourth of July Parade.” Some events are held throughout the winter as well, such as Winterfest, with hockey and ice skating, music and fireworks. Kenmore Days, held south of the neighborhood in Mang Park every June, has carnival rides and fireworks, and it includes the grand opening for the Kenmore Farmer’s Market, which runs every Sunday from June to October.
