Trinity is a master-planned community dealing with Pasco County growth

Trinity is a master-planned community in southern Pasco County that features contemporary housing and resort-style amenities. It has expanded to around 19,000 residents since development took off in the 1990s, and ongoing growth has become a concern. This area is the proposed site of a controversial 800-acre sports and entertainment complex, which will include several sports arenas and stadiums. Those attractions would transform this laidback residential community into a regional tourist destination. “It could be great for some reasons, but oh my gosh, how much more traffic are we going to be dealing with?” says Lori Crawford, a real estate agent with Re/Max Action First of Florida and longtime resident. Crawford has lived in the community for 24 years. “When we first came to Pasco County, people said, ‘Why? There’s nothing there.’ It was much quieter then. It amazes me, the amount of growth. It’s above and beyond anything we could have imagined.”

Housing includes gated golf course and 55-plus communities

Single-family housing options range from model homes in a variety of sizes to sprawling estate homes that incorporate the decorative Spanish Mediterranean style. The median price is $500,000. “The pricing is probably a little bit less than Pinellas County and definitely less than the Tampa market,” Crawford says. Trinity offers a mix of residential settings. Champions Club is a high-end golf course community that features luxury housing in several gated subdivisions. Heritage Springs is a 55-plus gated golf course community. Trinity Oaks and Fox Wood are other sought-after neighborhoods. Contemporary townhomes offer a multi-family alternative. “Trinity is still a good place to live,” says Crawford, who resides in one of Trinity’s gated neighborhoods. The community is far enough inland that flooding is not a major factor. However, it’s close enough to the coast that wind damage is a risk during hurricane season, and insurance rates may reflect that.

Top-rated schools in the community

Students are served by the Pasco County School District, which earns a B-plus from Niche and is rated as the third-best district in the Tampa area. Two elementaries, a middle school and a high school are conveniently located in the community, and they are rated between A and B-plus. Trinity College of Florida is a Christian bible school founded in 1932.

Pair of golf courses highlight the resort-style amenities

Fox Hollow Golf Club, the older of Trinity’s two courses, was built in 1994. The 18-hole, 7000-yard layout was one of the last designed by legendary architect Robert Trent Jones. Additional Champions Club amenities include a pool and spa, a tennis pavilion and a fitness center. Heritage Springs Country Club’s private 18-hole course is the recreational anchor of the community, which also includes a pool, tennis courts and a performing arts center. Trinity residents also have access to paved trails that are popular with walkers, runners and cyclists. The Gulf Coast, a haven for boaters and beachgoers, is just 10 miles away.

Restaurants and retail centers are easily accessible

The community has been built up to the point that a collection of restaurants and retail centers are easily accessible in and around the community. Popular nearby attractions include Tarpon Springs, a charming waterfront town filled with boutique shops and eateries. Downtown Clearwater and several entertainment districts in Tampa offer more upscale shopping and contemporary nightlife options.

Community is located near Clearwater, St. Petersburg and Tampa

The community’s location at the crossroads of Pasco, Pinellas and Hillsborough counties puts residents within reach of several metropolitan areas. U.S. Route 19 is about 6 miles west of the community. It provides direct access to Clearwater about 20 miles away and St. Petersburg further south. State Road 54 and State Road 589, also known as the Suncoast Parkway, provide access to Tampa about 30 miles away. “It’s a convenient location to get back into Tampa for work,” Crawford says. HCA Florida Trinity Hospital is located just off SR 54. St. Pete Clearwater International Airport and Tampa International Airport are each about 20 miles away. Crime statistics for Trinity are not readily available.
