Hipsters, techies and artists live in harmony in Downtown Troy. Along the banks of the Hudson River and less than 10 miles north of Albany, Troy, famously known as "The Home of Uncle Sam," is a former industrial city-turned-vibrant urban hub in the Capital Region. The city's historic 19th-century architecture and quintessential brownstones have been featured in movies and shows like HBO's The Gilded Age. "Downtown Troy is a beautiful, historic area near the waterfront," says Colin McDonald, broker-owner of McDonald Real Estate Co., who has been in the industry since 2015. "People forget that we used to be one of the wealthiest cities at the turn of the 20th century, so we have a lot of intricate Victorian architecture." Troy is also the hometown of Samuel Wilson, the man credited with being the inspiration for the national symbol of Uncle Sam.Revitalized storefronts house hip eateries, breweries and boutiques, while festivals and farmers markets near the waterfront attract residents from across the region. "I was born and raised near Albany, but I was always hanging out in Troy," McDonald says. "It has that vibrant city feeling that Albany lacks," enticing those looking for a walkable urban neighborhood within commuting distance of New York State’s capital.

Downtown Troy's dining scene
Along River Street, boutique windows display fresh fashions by contemporary designers. But fashion isn't a recent fad in Troy, as this historic city earned the nickname "Collar City" due to its successful textile manufacturers in the mid-20th century. A rich restaurant and nightlife scene features global cuisines. The Dutch Udder, a craft ice cream shop, is a local favorite for its rich vanilla bean flavors and seasonal specialties. Craft beer and live music draw crowds down the road to No Fun, a performance venue and bar. Emry's Garden's warm wooden interior, softly lit ambiance and outdoor beer garden offer an intimate atmosphere for craft cocktails. Other local favorites include Ryan's Wake and Brown's Brewing Company along the water.
National grocers such as Aldi and Hannaford are scattered along Hoosick Street, about 3 miles from the neighborhood. In the city, smaller markets and convenience stores are within walking distance, while shoppers can also browse for local goods and produce every Saturday morning at the waterfront farmers market. "It's one of the largest farmers markets on the East Coast," McDonald says; the market can draw as many as 15,000 attendees in the warmer months.

Historic brownstones and rowhomes
The neighborhood’s Victorian and Belle Epoque architecture is a defining feature, with rows of historic brownstones and traditional rowhouses. These iconic homes rarely come on the market, especially single-family properties. "You're more likely to find a brownstone with two levels of owner living and then a basement—a garden unit—to rent out," says Brian Brosen, a licensed associate broker of 19 years and leader of The Capital Team. Many of these buildings have been restored or converted into multifamily residences. Sales prices range from the mid-$100,000s for properties that could use some TLC to the mid-$400,000s for a move-in ready property. Downtown Troy garners a CAP Index of 8 out of 10, compared to the national average of 4.

Riverfront walks and Prospect Park
Nearby green spaces offer a retreat from Downtown Troy’s urban streets. Residents are within blocks of Riverfront Park, where a short paved path features scenic waterfront strolls, while scattered benches offer a quiet spot for relaxation. One mile south, Prospect Park offers sweeping views from the top of the hill. Amenities include athletic courts, a disc golf course, fitness areas, picnic areas and wooded nature trails. Frear Park’s nearly 250 acres give way to sports fields, a playground and an 18-hole golf course on the city's north side. Further adventure awaits just outside Downtown Troy. "You have the Adirondacks to the north and the Catskills to the south," McDonald says, along with orchards and wineries. "And you have access to the East Coast's largest metropolitan cities within a few hours."

Events in Downtown Troy
Nearly all of the city’s largest events take place in Downtown Troy. Every December, thousands of residents and visitors dress in 19th-century attire, filling the streets with live music, dazzling holiday lights, and a marketplace reminiscent of the city’s past during the annual Victorian Stroll. In the summer, residents gather riverside for Rockin’ on the River, an outdoor summer concert series.
B-rated schools and higher learning
The Troy City School District earns a B rating from Niche. B-minus-rated schools include PS 14 and Troy Middle. Troy High School garners a B-plus rating and offers various Advanced Placement and dual enrollment courses. The Emma Williard School is a private all-girls boarding and day school three miles from Downtown Troy. "It's one of the best private schools in the region," McDonald says. Rensselaer Polytechnic Institute, one of the nation’s leading research universities, sits just outside Troy’s downtown. Russell Sage College is another prominent institution nearby, while additional universities and colleges are scattered around the Capital Region.

Commutes on Interstate 787
Downtown Troy’s compact, walkable community is one of its most notable features. The Capital District Transportation Authority (CDTA) buses run along U.S. Route 4, while the Albany-Rensselaer Amtrak Station is about 8 miles south. Samaritan Hospital is centrally located within the city, and Albany International Airport is 10 miles west. Downtown Albany is less than 10 miles away via Interstate 787, while other significant thoroughfares include Interstate 87, which leads south to New York City and north to Montreal, Canada.
