Though Upper Marlboro is a small town with a population of around 750 people, it's the county seat of Prince George's County and the center of the Greater Upper Marlboro area, which stretches 38 miles and is home to over 18,000 residents. The area features everything from established suburban subdivisions to expansive parklands and unique amenities. “Folks want a separation between work and home. Upper Marlboro gives them that ability to do that,” says A.D. Adedapo, an Upper Marlboro resident and Realtor who teams with his wife Amanda to sell homes here for Keller Williams. “We have different communities. Some communities have equestrian clubs, other communities are gated and other communities have golf clubs. Because of the abundance of trees, it’s very green. During the springtime during cherry blossom season, you can’t help but want to be outside." The town was settled around 1695 as a port town on the Chesapeake Bay, where traders would ship tobacco. The surrounding suburbs, including Marlboro Meadows, Brock Hills, and Queen Anne Estates, were developed from the 1960s through the present day. The appeal of Greater Upper Marlboro is in its rural-suburban atmosphere, where buyers can find spacious homes and tee off at courses like Oak Creek Golf Club and Lake Presidential Golf Club. Those living in the town of Upper Marlboro can enjoy a more compact, small-town lifestyle packed with local businesses.

A-frames, golf courses and fields where horses graze
Home values in Greater Upper Marlboro range from $350,000 to over $1 million, varying by age, square footage and lot size. One major factor that contributes to a resident's lifestyle is the part of town where they live. The easternmost subdivision, Marlboro Meadows, was developed in the 1970s and is characterized by a more classical suburban look, with grid-patterned streets, consistent sidewalks, single-family colonials and split levels. To its west is Brock Hall, a private community with around 150 single-family homes, including many ramblers. Brock Hall also features a neighborhood watch and an HOA that hosts events like a flea market and small holiday celebrations. The westernmost neighborhood, Marlboro Ridge, is a luxury development that has equestrian amenities. “You’ll drive in, and you’ll see the horses grazing,” says Amanda. Over the last few decades, clusters of condominiums and townhouses have also emerged and are concentrated in the Marlboro Village subdivision, also to the west. Then there's the Beechtree community, which is further north and tied closely to Lake Presidential Golf Club. Beechtree features a mix of single-family homes and brick colonial townhouses, with unique roundabouts instead of residential intersections. The range for townhouses throughout Upper Marlboro is $350,000 to $520,000.
There are also distinctions based on ZIP code. “We have the 20774 ZIP code to the north. It’s more densely populated and closer to a Metro station. 20772 toward the south is more rural,” A.D. says. South of Stephanie Roper Highway is mainly undeveloped land lots so buyers can build custom homes or hobby farms.

Packed with parklands, golf courses and equestrian clubs
Locals can walk to Meadows Neighborhood Park, which offers a colorful playground, a basketball court, walking trails and an open playfield. Closer to town is the Prince George's Equestrian Center, whose grounds have hosted horse races for nearly 300 years. Races still happen there, and the multipurpose space hosts college basketball tournaments, trade shows, music performances and other large events. Beechtree West Park has soccer fields and spacious grass lawns, and Upper Marlboro Community Center features tennis courts, fields for soccer and baseball, picnic tables and an indoor fitness center. Country clubs in the area include Lake Presidential Club and Oak Creek Golf Club, which has an 18-hole golf course, a pro shop, and a restaurant called The Grove. Oak Creek also has a private venue for weddings and business events.
The Patuxent River flows from the Chesapeake Bay and serves as the community's eastern border. “You can go fishing, hiking. There’s a bird-watching society,” at Patuxent River Park, Amanda says. "Cranes are there, different variations of blue jays. There’s hunting, canoeing and kayaking, with something to do for everyone.” Visitors can find pavilions and campgrounds south of the Jug Bay Natural Area. Upper Marlboro is also home to Watkins Regional Park, a sizeable municipal park with camping grounds and a Wizard of Oz-themed play area. Rosaryville State Park has picturesque trails on rolling hills and is home to the historic Mount Airy Mansion. For roller coasters and funnel cake year-round, there's Six Flags America in Bowie only a few miles north of the neighborhood.

Local goods at Dutch Village Farmers Market
Several locally owned restaurants and bars punctuate Upper Marlboro's outlying rural roads. “When it comes to shopping and dining, you’re going to find a lot of independently owned shops and restaurants,” A.D. says, pointing out Milk and Honey, a local favorite. “Don’t try to book a reservation the day of," Amanda adds; she recommends the crab cakes. Just down John Rogers Boulevard is the Dutch Village Farmers Market, which offers pastries, fresh meat and produce from growers in Lancaster County, Pennsylvania. Mrs. K's Motel and Restaurant serves up a homestyle breakfast just south of downtown. There's also Houey's Shaved Ice for creative snow cone flavors, from peanut butter to pina colada. Supermarket chains in the area include Giant Food and Weis Markets.

Year-round festivities at Pennsylvania Avenue Fairgrounds
“Christmastime is busy in a good way,” Amanda says of Upper Marlboro. Watkins Regional Park transforms into a symphony of lights each Christmas with the town’s Festival of Lights. “It’s an experience. I’ve been going since I was a kid,” Amanda says. “We would put canned foods into a paper bag and that would be our admission because the community would give that as their donation to the local food pantry.” In addition, local churches host an annual breakfast with Santa for the kids. Throughout the year, the Pennsylvania Avenue Fairgrounds in Upper Marlboro stays active with the Prince George's County Fair and monster truck extravaganzas, concerts and wrestling. The Brock Hall neighborhood also features one of Maryland's oldest houses of worship, Saint Barnabas Episcopal Anglican Church, whose brick building was finished in 1772. The parish has been around since the 1690s.

Upper Marlboro is a midpoint between D.C. and Annapolis
Buyers usually move to Upper Marlboro and commute to D.C. The government employers in Downtown D.C. are a 22-mile drive from home along Pennsylvania Avenue. “35 to 50 minutes is a reasonable expectation for traffic during rush hour. If you’re touching the Beltway during top of the morning, 8 a.m. to 10 a.m., and in the afternoon, you will hit it,” says Amanda. Otherwise, traffic moves with few non-accident-related standstills. “It’s like any major metropolitan area,” A.D. says. To dodge the traffic, commuters often drive 12 miles to the Branch Avenue Metro station for Green Line access through D.C., Maryland and Virginia.
Joint Base Andrews is an Air Force base just 11 miles away, which employs around 14,000 military personnel. Prince George's County buses run along John Rogers Boulevard and Old Crain Highway. Baltimore is also a 40-mile drive, taking a little over an hour, depending on traffic. Folks can drive 22 miles east to Ronald Reagan Washington National Airport for domestic and international flights. Annapolis is also 22 miles east of town along Crain Highway.
