With mature trees and a collection of quirky, cute murals, Bow Creek is a neighborhood less than 4 miles from the Town Center of Virginia Beach that offers its residents proximity to the nearby Oceana Naval Air Base, which draws a lot of residents, and to the beach just 7 miles away. Despite these benefits, Bow Creek is more affordable than many of the surrounding areas. “You don’t have to pay the beach prices, but you’re still less than a half hour away, even with traffic,” says Jeremy Stansbury, a Realtor at Exit Realty Professionals who has been selling homes in the Hampton Roads area for 14 years. “It's just a central location close to the base, beaches and interstate. That makes it great for someone who wants to be in Virginia Beach but doesn’t want to wind up house poor.”

Walkable community with friendly prices

Bow Creek’s tree-lined streets often lack sidewalks, but the neighborhood is still very walkable. Ranch-style homes, split-levels and garrison-style colonials are common, but there are also several collections of new construction contemporary-style homes. These homes tend to cost between $300,000 and $400,000, and townhouses sell for even less, typically starting at around $200,000. “You’d be hard pressed to spend more than $400,000 on a house in Bow Creek,” Stansbury says, adding that a home over that price point is rare and would likely be fully updated and have extra amenities like a pool. This makes the neighborhood very popular among first-time homebuyers, people on a budget or those looking to downsize. “Like any homes in Virginia Beach, it is competitive,” Stansbury says. “Buyers can find homes, but the nicest ones are still going to have multiple offers and sell quickly. It’s more affordable than a lot of neighborhoods, but it is Virginia Beach and demand is continuing to outpace supply. Even this time of year when it’s traditionally slow, Virginia Beach is outperforming a lot of the other cities and there’s still a lot of competition for the right houses.”

Shopping and dining a few miles from home

Residents can pick up groceries at Harris Teeter, ALDI or Sam’s Club right in the neighborhood, or travel the short distance to Walmart. El Taco Loco’s brisket and margaritas are a go-to for locals, who also often stop at Roela’s Bakery on the way home for pandesal, a type of Filipino roll, or sweet treats. Lynnhaven Mall, which offers hundreds of retail stores and dozens of restaurants, is less than a mile from Bow Creek, and the Town Center offers even more shopping and dining options just a few miles from home.

Top Virginia Beach City schools

Niche gives the Virginia Beach City Public Schools an A rating and places it among the top two districts in the Norfolk area. Children in Bow Creek can attend Brookwood Elementary School, which has a B-plus, and Plaza Middle School, which earns an A, before moving on to Green Run High School. In addition to Bow Creek’s location between so many important Virginia Beach locations, Interstate 264 makes up its northern border. This makes it easy for residents to hop on the interstate in a matter of minutes to head nearly anywhere. The public bus system also runs through parts of the neighborhood.
