Strolling under Waverly Oaks
Parents pack the car and take their kids to the Monsignor McCabe Playground and Spray Park – Fitzgerald Elementary School’s outdoor play area. Kids cool off at the splash pad in the summer, little league teams play on baseball diamonds in the spring and friends challenge each other to games of tennis or basketball year-round. Locals love the neighborhood’s proximity to Beaver Brook Reservation, which has become a cornerstone of the conservation movement. In the 1880s, architect Charles Eliot had a vision: to preserve the reservation's Waverly Oaks. These White Oaks had been long admired by city-dwelling Bostonians who came to the area in need of peace and greenery. Beaver Brook thus became the first park in the Metropolitan Park Commission of Greater Boston, which now manages about 450,000 acres. Today, Beaver Brook has walking trails through fields and woodlands, a spray park, a playground and athletic fields. “There’s also a giant dog park there,” DiGregorio says. “Everybody brings their dogs to meet other dogs and play.”

Historic homes, condos and new construction
Warrendale is a classic New England neighborhood, with Cape Cod, Dutch Colonial, ranch-style and Colonial Revival homes lining the streets. Some houses are pale yellow, others are bright red and they all have sidewalks in front of them. Potential homebuyers can find an early 19th-century property for between $600,000 and $1 million, depending on the size, condition and age. Many of these historic homes feature updated interiors, but buyers can also find recently built New Traditional properties. Condo options are available, and these units run in the $400,000 range.

Waltham Public Schools and Bentley University
Students are zoned for Waltham Public Schools. They can attend James Fitzgerald Elementary School and John W. McDevitt Middle School, which receive B-minus scores from Niche. Then, they can finish their public education at Waltham High School, which gets a B. Waltham offers over 20 Advanced Placement (AP) classes, as well as two Project Lead The Way (PLTW) pathways in Biomedical Science and Engineering. Warrendale also borders the campus of Bentley University, a private institution with an undergraduate enrollment of about 4,000. The school is a part of the community and residents love to watch sports games or theatre performances. “I went to several hockey games myself last season,” DiGregorio says.

Marylou’s Coffee and more
Warrendale’s most popular restaurant might be surprising – it’s a Marylou’s Coffee inside a Shell gas station. “The place is always jammed. Always,” DiGregorio says. “Very popular.” Visitors can grab a regular coffee and breakfast sandwich or pick from various frozen concoctions, from the Oreo Cookie Monster to the Fudgecycle. After work and on the weekends, locals head to Mighty Squirrel Brewing Co., order drinks and catch up with friends. Patrons at nearby John Brewer’s Tavern can eat their American cuisine on the patio outside of the colonial-style building, while at Gerry’s Italian Kitchen, locals get their pizza and pasta fix. To eat at home, folks can get groceries from Star Market, just outside the neighborhood.

Getting around Warrendale
Warrendale is located about a mile south of McLean Hospital, a psychiatric hospital with the world’s largest psychiatric and neuroscientific research unit within a private hospital. Locals can reach Boston in about 10 miles using Belmont Steet or reach the city via public transportation at Waverly Station. And when it’s time to fly, the Boston Logan International Airport is about 15 miles east.
