“It’s an older section of Washington, and you get a real mixture of homes,” Battista says. “Most of my sales have been in the same building called the Westchester, which is a co-op. You’ve also got rowhouses and beautiful, older homes.” Co-ops and condos with amenities like fitness centers, pools and private parking range from $165,000 to $450,000 for one-bedroom options. Larger units with city views fall between $620,000 and $1 million. Ivy-covered colonials, Tudors with stone facades and new construction also flank the neighborhood’s quiet, tree-lined streets. Price points for these homes start at $1.8 million and can climb to $7.3 million for a six-bedroom, eight-bathroom property with an in-ground pool.

Forested trails in the 183-acre Glover Archbold Park
Streamside, mixed terrain trails meander through Glover Archbold Park, which once served as a streetcar service in the late 19th and early 20th centuries. The 183-acre heavily forested green space is home to plenty of wildlife, including white-tailed deer, that hikers spot while exploring the pathways that lead to the Chesapeake and Ohio Canal Trail system near the Potomac River. Eclectic eateries along Wisconsin Avenue
Getting around Cathedral Heights is easy by car, bike or foot. The nearest grocery stores, Giant Food and Wegmans, validate parking – a luxury within D.C. afforded in this neighborhood. For quick pickups, there is also a CVS nearby. Wisconsin Avenue is home to some of the city’s most popular restaurants, including 2 Amy’s, which Battista says “wins awards almost every year.” Locals have been meeting for margaritas at Cactus Cantina since 1990. For brunch, grab a seat at La Piquette and try the Duck L’orange. The locally owned French restaurant has quaint chalkboard menus and an extensive wine list that completes its upscale, bistro atmosphere. Raku offers a more modern vibe and is a go-to spot for sushi.

Highly rated D.C. Public Schools
Students can attend District of Columbia Public Schools, starting with Eaton Elementary or Stoddert Elementary, each earning an A-minus from Niche. At Eaton Elementary, students can enroll in the Chinese Language Immersion program, which is offered through a partnership between the school district and the Office of Chinese Language Council International. They’ll later filter into A-minus-rated Hardy Middle School at A-rated Jackson-Reed High School. The high school offers ten career-focused academies to students, including engineering, global studies and finance. Nearby private schools provide another option for parents. Annunciation Catholic School offers in-person and hybrid classes, while National Cathedral School is an all-girls day school. St. Albans School is a boy’s school with a rigorous college preparatory program. Students can stay close to home post-graduation by attending American University, which sits just a half-mile away.

Cathedral Heights is a great place to live. It is a nice area with lots of local places to eat and access to public transportation. It is close to American University and so there are a lot of students. Housing is on the expensive side.
