Defined by its larger yards and 20th-century homes, Hillbrook is a quiet, established neighborhood in northeastern Washington, D.C. The area is one of the last in the district where homebuyers can still find sought-after detached homes with spacious front yards for under half a million dollars. This residential location doesn’t have many stores or restaurants, but the area benefits from access to public transportation and the interstate, making it convenient for commuters. Community projects, like the Lederer Gardens, an urban farming project that has weekly produce giveaways during the summer, add to the neighborhood’s character.

Detached homes with yard space for gardening
Early-to-mid 20th-century homes line Hillbrook’s gridded streets. “In D.C., detached homes are coveted. They do have larger lot sizes for the homes. There’s the benefit of having a larger front and back yard,” says Renee McElrath, a Realtor at the Kimberly Diggs Team at Douglas Elliman Real Estate who has served the area for six years. “It’s one of the most affordable areas where you can find a detached home," she adds. Most properties are detached or semi-detached homes that appear in Colonial Revival or American Foursquare designs, though there are some small bungalows as well. Home prices start at around $400,000 and rise to around $700,000. To the north, homebuyers can find newly built modern condos for around $250,000.
Nearby restaurants on Minnesota Avenue
Locals won’t find restaurants or stores directly in the neighborhood, but they can find options nearby. Many also opt to head out of Hillbrook to enjoy the vibrant mix of restaurants, events and stores in Downtown Washington, D.C. Residents can travel a mile west to Minnesota Avenue for dining options closer to home, like Norma’s Breakfast, where they can start their day with homestyle breakfast platters. Whether they’re craving a seafood po-boy for lunch or late-night wings, locals can stop by Sharks Fish and Chicken. Safeway stocks groceries and daily essentials, but residents can also get fresh produce weekly from May to December at the Lederer Gardens.

Afternoon walks on the Marvin Gaye Trail
The Kelly Miller Recreation Center is a go-to spot for activities in Hillbrook, where residents face off for tennis matches, join pickup basketball games or garden at the community garden. Locals combat humid summer days at the center’s pool or head to the splash pad at Marvin Gaye Park. Bikers and joggers can also pick up the Marvin Gaye Trail in northern Hillbrook. The paved trail stretches for nearly two miles across several northeastern D.C. neighborhoods and offers views of the Watts Branch of the Anacostia River. Residents can learn about agriculture and volunteer at Lederer Gardens, a one-acre stretch of plots operated by D.C Parks and Rec Communal Farms.
H.D. Woodson High School serves grades 9 through 12.

Children may begin at Lorraine H. Whitlock Elementary, which has a C-minus rating from Niche. They can advance to Kelly Miller Middle, which has a C rating, and continue learning at H. D. Woodson High, which has a C-minus. High school students can begin preparing for careers in engineering and information technology through the school’s STEM career academies.
The Deanwood station is Hillwood's closest metro stop, and runs orange line trains east to west.

Bus stops operated by the Washington Metropolitan Area Transit Authority are located on the perimeter of the neighborhood, and residents don’t have to travel far to get to the Metro rail line. “The neighborhood is situated near the Minnesota Avenue Metro and the Benning Road Metro,” McElrath says. Commuters can pick up the Blue Line and Silver Line at Benning Road and the Orange Line at Minnesota Avenue to travel 6 miles southwest to Downtown Washington, D.C. Route 295 is west of Hillbrook, which leads north to Maryland and south to northern Virginia. “A lot of folks like the accessibility, particularly if they work for the hospitals in Northern Virginia. It’s important for them to live off 295 because that’s the access in and out of the city,” McElrath adds.
