Palisades, the streetcar suburb along the Potomac
Palisades, located about 5 miles from Downtown Washington, D.C., is an upscale enclave on a strip along the Potomac River. The neighborhood was built around the 1890s as one of the city's original streetcar suburbs, with a connected tram line running from Glen Echo to Georgetown, giving Palisades its horizontal shape. Palisades became a favorite spot over the first half of the 20th century for building custom homes that would be harder to fit in D.C.'s more compact downtown areas. Today, Palisades stands as one of the District's most unique neighborhoods, where locals can fish and kayak in the Potomac, bike to Georgetown in minutes, or take in riverfront views from spacious homes. Michael Brennan, Senior VP of Compass, says of Palisades, "It's still a very closed-in neighborhood lined with mature trees and easy access to downtown."
Shop and dine global cuisine on MacArthur Boulevard
Unique storefronts, independently owned restaurants, and a local post office sit along MacArthur Boulevard's "main street" strip. Brennan says that “there’s walkability if people need CVS or Starbucks or restaurants.” Here, locals can walk a block or two from home to sites like the Old MacArthur Theater, a 1940s-era neighborhood movie theater with a modern, Art Deco-influenced design that has been repurposed as a CVS pharmacy. MacArthur Boulevard also hosts a cluster of international restaurants. Bistro Aracosia specializes in Afghan fare like kabobs and hot chicken korma. Et Voila!, a Belgian bistro, serves moules marinière and other mussel dishes for dinner and decadent Belgian waffles for brunch. It also has a selection of Belgian beers. Locals head to Sweet Agave Bar & Grill for happy hour after work, with discount deals on tacos and margaritas. For a night in, there's sushi for takeout at Kotobuki, serving Japanese dishes out of the second floor of an older rowhouse. Safeway, known for generations as a neighborhood go-to for groceries, closed in 2019 amid redevelopment plans. Now, a trip to Whole Foods on 40th Street, about 2 miles away, is the closest option for grocery shopping. In a pinch, you can visit Mimi's Convenience, a bodega with grab-and-go deli sandwiches, household essentials and an extensive selection of beer and wine.
Rare opportunity for fishing in D.C. at Fletcher's Cove
One of the perks of living in Palisades is easy access to outdoor recreation. Palisades has Fletcher's Cove — sometimes known as Fletcher's Boat House — on the Chesapeake and Ohio Canal for a quiet afternoon of fishing. Fletcher's tackle shack supplies the neighborhood's anglers and hosts a prime spot on the river to catch shad and perch. Fishing is uncommon in D.C., making places like Fletcher's even more valuable. It also rents kayaks and canoes for people who want to set out on the Potomac River and bikes for cyclists who want to ride beside intricate waterways along the Chesapeake & Ohio Canal Trail. Palisades Recreation Center and Playground offers climbing structures, a splash pad and a water slide for the summer months. The center has a computer lab, a fitness center and a basketball court. A walk past the Rec Center parking lot leads to a community art installation made of mirror fragments, spare bike parts, discarded metal and even clothing. The spot — dubbed The Glass Forest or The Glass Shrine — was first created by a local homeowner and has evolved and expanded as other residents added their own touches over the years.
Rownhouses, condos and old and new custom homes
Home values in the Palisades range from $300,000 to $750,000 for compact midcentury condos, $800,000 to $1.5 million for brick rowhouses, and $1 million to $3 million for detached single-family homes. Brennan notes that “Palisades [residents] get city features in a more suburban treelined environment.” Some single-family homes come with terraced yards and are set off from the street with stone walls and staircases to navigate the natural slope of the landscape. Others date to the neighborhood's earliest days when it acted as a late 19th-century resort that offered a seasonal escape from the summer heat of D.C. streets. There are colonial, Craftsman and Cape Cod styles, custom builds, and Contemporary homes built around 2000 on the market. Residents can catch decent views of the sunsets from their porches, as the neighborhood rests on the westward hills above the Potomac River.
Palisades community events
The Palisades Community Association promotes a small-town feel with neighborhood events like a longstanding Fourth of July parade and its year-round Farmers Market, held on Sunday mornings at 48th Place and MacArthur Boulevard. Locals can browse fresh produce, baked goods and preserves like apple butter. The Palisades Public Library, a neighborhood institution housed in a renovated 1960s building on V Street, provides reading, computer and media resources to the community and hosts public events like indoor yoga classes.

Children attend District of Columbia Public Schools like Hardy Middle School and Key Elementary School, both rated an A-minus on Niche, with Key Elementary being a Blue Ribbon School. Students here can finish their grade-school learning at MacArthur High School, the newest school in the D.C. Public School district, opening its doors in August of 2023.

WMATA bus stations are spread along MacArthur Boulevard, and the Tenleytown-AU Metro station is roughly 3 miles away for public transit throughout the city.
