Beneath the swaying branches of tall maple and oak trees, just over 5 miles outside St. Louis, is the Webster Groves community. This inner-ring St. Louis suburb is a city in and of itself, with its own local government and highly-rated school district. The community has also been designated “Tree City USA” since 1983. The community is one of many that plant trees to reduce carbon dioxide and give shade. “Webster Groves is one of those cottage communities,” says life-long resident and RE/MAX Results Realtor Mary Krummenacher. Webster Groves is an excellent option for those looking to capitalize on proximity to downtown St. Louis but still want to settle down in a relaxed, lively, comfortable area.

No single home is alike
Houses are set back from the road, separated by front lawns, gardens and often trees. “It’s got a ton of charm,” says Krummenacher, who has sold homes in the region for 23 years. “There is a lot of desirability in Webster Groves. Housing is part of the [community's] charm. It’s got soul and personality.” Price points for housing start at $176,000 and can go as high as $1.6 million. But, as Nicci Vogel of Delhougne Realty Group says, those costs can be misleading. She says, in general, prices hover around the $450,000 range.
No two homes in Webster Groves are quite the same. Architectural styles run the gamut — ranches and traditional homes are set alongside craftsmen, Tudor, Victorian homes, colonial revivals and Cape Cods. “Many builds are from the 1920s, 1940s and 1970s,” Krummenacher says. “Teardowns are also popular because the lots are valuable.” Vogel adds that the lots run big — most average around 10,000 square feet.

Alluring green spaces
Greenery is all around in Webster Groves and people are never far from a park. Larson Park, the first one established in the community, is 12 acres and features ball fields, tennis courts, a playground and a large pavilion. Blackburn Park is 36 acres and features a bird sanctuary.

Small businesses are all over Webster Groves
Lockwood Avenue has great shopping, featuring specialty shops like Euclid Records and Schnarr’s Hardware. “Small businesses start there and stay there,” says Vogel, who has been selling homes in the St. Louis area for three years. And there are plenty of cafes and restaurants to choose from right in the heart of Webster Groves. “Some of the top-rated restaurants are in Old Town Webster Groves,” Krummenacher explains. There aren’t many grocery options in the community, but there’s a Walmart Supercenter nearby Shrewsbury.

A close-knit community embaces local events
Events are a big deal with the Webster Groves community. In particular, the Fourth of July celebration. The festivities begin on July 1st with a carnival and BBQ. This event continues through July 4th. The Pet Parade happens on July 3rd. And kids under the age of 15 can participate. The Community Days Parade follows on July 4th. In the evening, the Independence Day Fireworks caps off the celebration. There are several more annual events, including a poetry week. Community engagement is something Webster Groves residents value. “People tend to be involved,” Krummenacher explains. “It’s rare to find a [community] that is so active.”
Top-rated schools are a big draw
The Webster Groves School District educates students. There are six elementary schools, including Clark Elementary School. Students continue to Hixson Middle School and Webster Groves High School. All three schools and the district have A grades from Niche. “The area’s schools are what attracts buyers,” Krummenacher explains. Webster University, a private college, is also in the area. “It’s an arts-centric school,” Krummenacher says. “It adds to the eclectic nature of the [community].” Webster Groves is also home to Eden Theological Seminary.
Easy commute to downtown St. Louis
Interstate 44 runs through the middle of Webster Groves, making it an ideal location for a 30-minute commute into downtown St. Louis. Two Metro St. Louis subway stops are within 10 minutes of the town, as well as two bus stops. And, Lambert-St. Louis International Airport is less than 30 minutes away.

Patrons of the arts will also enjoy living in the community — Opera Theatre of Saint Louis, located on Hazel Avenue, adds “a nice blend of arts,” Krummenacher says. Webster Groves was also the setting for the mid-70s NBC television series “Lucas Tanner.”
