Forested rural community south of Buffalo
Organized as a town in 1828, Colden is in the southeastern part of Erie County less than 30 miles south of Buffalo. It was initially named Buffum Mills after its first resident, Richard Buffum, who bought 2,000 acres of land from the Holland Purchase Company. Eventually, it was renamed to Colden when the post office was established in 1830. Located in the West Branch Cazenovia Creek Valley, Colden is a hilly, forested area near many popular winter resorts. “Colden is beautiful with its topography, and you get all four seasons,” says Chris Welch, a Century 21 Gold Standard Realtor who has sold in the market for nearly five years. “It is perfect for people who want a country lifestyle but still want to be somewhat close to major amenities.”
Single-family homes in town and on acreages
In the rolling hills of Western New York, Colden allows homebuyers to purchase a little land and not be too close to their neighbors. Closer to town, a few farmhouses are bunched together along some main thoroughfares. As it gets more rural, more farmhouses and contemporary fraftsman styles are on multiple acres of land. Buyers can expect a farmhouse on a few acres to start at nearly $400,000, while newer contemporary homes can go into the $800,000s. “The market in Western New York is still moving well even with higher interest rates. In Colden, it moves a little slower since it’s a little on the outskirts, but it is still strong,” Welch says.

The space has 39 slopes across 700 acres and has slopes for all ranges of skiing and snowboarding expertise. Open seasonally, the Holland Hills Country Club is a public golf course with limited memberships.
