Fenney is a newer neighborhood in The Villages, Central Florida's sprawling 55-plus master-planned community. That means it's currently one of the southernmost neighborhoods in the area. Its location can present some challenges when traveling north, even by golf cart, which is most residents' preferred mode of transportation. This is due to the area’s steady increase in traffic, thanks to the growing number of residents throughout The Villages. However, Fenney’s residents have everything they need a short walk or golf cart ride away: new homes, many options for outdoor recreation, and a new dining and entertainment hub, Sawgrass Grove, which also offers live music, just like the famous town squares farther north.

The homes in Fenney are mostly Patio Villas and Courtyard Villas, with some smaller Cottage style and larger Designer homes scattered throughout. They feature two to four bedrooms, large front windows and often have backyard lanais. Short driveways lead to two-car garages, which sometimes have additional room for golf carts. Prices typically range from the low $300,000s to the high $500,000s. Some larger four-bedroom homes can range from $900,000 to $1.1 million because they offer top-of-the-line appliances, larger lots and backyard pools. While there are no sidewalks lining the streets, there is plenty of space for walks and bike rides around the neighborhood or to nearby recreation centers. Buyers should note that homes in Fenney can cost more than homes in other neighborhoods in The Villages, especially if they choose to build something from scratch. “The taxes are much higher, because you're not only paying county taxes, but City of Wildwood taxes, too,” says Karen Kamperman, a real estate agent with Keller Williams Cornerstone Realty and a resident of The Villages. Additionally, all new construction in The Villages have bonds attached to them, ranging anywhere from $20,000 to $100,000, that buyers can pay off at closing or pay in monthly installments.
Parks
The Fenney Recreation Center and Nature Trail sits near the neighborhood’s entrance and is popular for daily activities, both inside and out. Inside the rec center is a fitness center with treadmills facing floor-to-ceiling windows and multiple pool tables. Outside, the nature trail winds throughout an ample green space along a spring-fed stream full of turtles and fish and under a canopy of tall oak trees. The rec center also features an outdoor resort-style pool, which allows kids; it bustles with energy when residents' grandkids visit. Golf enthusiasts tee off at Red Fox and Gray Fox Executive Golf Course. Red Fox is a 9-hole, ideal for players who don’t want to spend all afternoon on the fairway, while Gray Fox is a traditional 18-hole. As part of The Villages' many activities, residents can play at these courses or any other community after paying the annual activities fee. Other recreational centers are just a short walk or golf cart ride away, including Sugar Cane, which offers an adult-only pool and air gun range, and Blue Heron, which offers a smaller adults-only pool, bocce and shuffleboard.
Shopping and Dining
Next to the Fenney Recreational Center is Fenney Grill, a popular spot where residents grab a quick bite before a game of golf or relax after a walk on the nature trail. Fenney Grill offers American breakfast, lunch and dinner classics and has regular happy hour specials. Residents also head to Sawgrass Grove for more dining options. Sawgrass Grove is similar to The Villages’ town squares, just a bit smaller, and was built in 2021. There are two restaurant options: McGrady’s Pub, a traditional Scottish pub that serves hearty pub grub, and Sawgrass Market, a food hall serving burgers, fresh pasta, seafood, pizza, ice cream and coffee. A large gathering area sits in Sawgrass Grove’s center, with tables and chairs under large canopies, where residents play cards, talk, or listen to live music. For groceries, Publix is about 3 miles away, off Everglades Lane, near Florida's Turnpike.
Transportation
Travel to The Villages’ town squares, where many activities occur, can be challenging by golf cart, so many residents drive their cars when they need to go north. To get outside the community, Route 301 is nearby and connects to Florida’s Turnpike. From there, Orlando is about 50 miles away.
