The gated Village of Pinellas offers private country club-style living on the south side of the world’s biggest 55-plus community, The Villages. “It’s hard to describe The Villages, but what I can say is that it’s a lot of fun to live here,” says resident Debbie Martin, a Senior Real Estate Specialist with RE/MAX Premier Realty. “There’s always somewhere to dance since there’s live music in the town squares every night. We have bowling, pickleball, polo, bocce, golf — anything you can think of, we have it.” The Village of Pinellas is only two miles from Brownwood Paddock Square, a shopping and dining hub that does indeed host nightly entertainment. Even closer to home, Pinellas’s residents enjoy two recreation centers, a country club and three golf courses.

South of “the sixes”
According to Martin, the newer villages south of Sumter County Road 466A aren’t as amenity-packed as the subdivisions located “between the sixes,” meaning between 466A and 466 farther to the north. However, Pinellas is an exception since it’s flush against 466A and has several golf courses and recreation centers in a less than 5-mile radius. Like most villages, it has a neighborhood area with an adult pool for guests ages 30 and up. A family pool, where residents can bring grandchildren, is at Big Cypress Recreation Center, a multi-village hub less than a mile away. The rec center also features bocce, pickleball and tennis courts, as well as pool tables and cornhole. More amenities can be found at one of The Villages’ regional recreation complexes, such as the nearby Eisenhower Recreation Center. As for golf, villagers have a couple of options within walking distance. The Mangrove and Palmetto Executive Golf Courses are down the street and are free to residents. On the other side of the neighborhood, Evans Prairie Country Club is an access point to Evans Prairie Championship Golf Course. The club has a pro shop and a popular American restaurant with lakeside patio seating. All villagers are automatic members of all country clubs within the community.

Villas, Designer Homes and Premier Homes
The Villages has several home series, most of which are available in the Village of Pinellas. List prices start with Patio Villas, ranging from the high $200,000s to the low $300,000s. These homes, which are on small lots, are characterized by vinyl siding and screened-in patios. Models include one-, two- and three-bedroom floorplans. Models for Courtyard Villas come in two- and three-bedroom floorplans. These have slightly more square footage than Patio Villas. Additionally, they feature small, private outdoor courtyards. Prices range from $300,000 to $500,000. Designer Homes make up most of the neighborhood. They display the Spanish Revival style’s grand arches and earthy stucco siding. Generally, these three- and four-bedroom properties start around the high $400,000s and max out at the low $800,000s. Property modifications and golf course locations can push prices well beyond $1 million. “The holy grail of properties is a home with waterfront and golf course views,” says local Realtor Matt Roberts with RE/MAX Premier Realty. “But a nice pool increases value about as much as a golf course view because there is a limited number of lots in the villages with room for one.” Premier Homes, the most expensive series, range similarly but start closer to $800,000 and cap past $1 million. They’re also located on the largest lots in the neighborhood, around a quarter acre.

Brownwood Paddock Square
“People joke that The Villages is a bubble,” Roberts says with a laugh. “I mean, you don’t have to leave for much, if anything. Everyone can get in their golf cart and go to the grocery store, the doctor, the bank, the movie theater.” To the east and west of Pinellas are shopping plazas on Sumter County Road 466A. Publix, Lowe’s and other big-box stores are less than two miles away. A golf cart is the preferred mode of transportation in The Villages, but they are not permitted on county roads like 466A. So, for grocery runs across that thoroughfare, Pinellas residents take their car. However, to get to Brownwood Paddock Square — which is just as convenient for day-to-day errands as it is for retail therapy — a golf cart is the go-to. Clinics, pharmacies, grocery stores and more are on the square’s outskirts. Shops and boutiques, including a Tommy Bahama outlet, line the red-brick sidewalks at its heart. That said, restaurants are usually the principal draw to The Villages’ town squares. Cody’s Original Roadhouse serves up hearty portions of classic American fare. Despite its old-fashioned decor, a flat-screen is never out of eyeshot — even on the patio. Prima Italian Steakhouse is always bustling around dinnertime, featuring a menu of Italian staples and seafood, such as lobster cannelloni. These restaurants offer their own schedules of events and shows, but after 5 p.m. every day, live music welcomes the night crowd to gather outside in the square. It doesn’t take long for line dancing to begin.

Florida’s Turnpike to Orlando International Airport
The rural area around The Villages is car-dependent. Access to Florida’s Turnpike is less than 5 miles south of Pinellas, making it easy to get started on the 60-mile drive to Orlando, which has the closest international airport. The nearest hospital is less than a mile outside the Village of Pinellas.
