Our home sold in only three weeks and we feel this was due to Joe's knowledge and marketing. We left the state after our house went under contract but before closing. I was very pleased with the work of Joe and his team during the sell of my home. We were a little uncertain about selling as we had no need to sell, but were projecting some possible changes ahead and wanted to sell while the market is strong. Even though we knew we were entering the market priced a little high, Joe was patient with us and worked to get us every dollar we wanted out of the deal (and we did it!). Additionally, I have to say Joe's team presented my house well! We put a lot into our home after buying it as a foreclosure and kept it NICE. Joe respected that and had professional pictures made that represented what my house actually looked like. What you saw in the photos was what you got when you came in the door. I can not stress how important that is to actually selling your home. I am now on the other side and as a buyer I can rule out a house (that might otherwise be a winner) based on bad photos - AND have been terribly disappointed when great photos are shown for a house that has actually been run down by renters or deferred maintenance. Since our sell, we have had a need for a commercial Realtor to handle some business issues. I called Joe's office and he was able to refer me to a couple of Realtors to meet my needs. Joe was great to work with along with his team. He made himself very available to address all our concerns in fact when we were unable to meet with him at his office he came to our home. We have sold several homes in the past but a short sale takes a lot of time, patience and knowledge which Joe did with ease. He personally handled all communication with the bank and was very persistent which apparently is what is required. Our home closed faster than anyone I have spoken to who has short sold a home. We contracted Joe to sell our home in Goodyear Arizona. Joe and his team took a very strategic approach to marketing our home. In a changing market, Joe helped my wife and I determine the best time to list our home as well as the most effective price points. Joe had a very good understanding of our market but more important, he took the time to understand our needs. I am an individual who asks seemingly endless questions and wants to exhaust all options. Joe patiently worked through several scenarios until I was comfortable with the marketing plan. Joe paid close attention to detail. He offered suggestions that allowed us to present the home well. Additionally, he ordered professional photography and featured our home in the major reality websites. On average, our home showed two times daily. Joe helped negotiate a successful sales contract with a solid buyer. Our home sold above market in just over two weeks and closed in about 30 days. Throughout the process, his team kept us informed. More specifically, Janan provided market feedback that ensured we were on target. She also handled the transactions courteously and professionally. Boy, were we sure lucky to find Joe and his team! They are professional while still being extremely friendly and helpful. They understand the stresses that are inherent in selling a house and keep that in mind when dealing with sometimes stressed-out home sellers (like us!).
