Built right at the edge of Lake Erie and Black Rock Canal, Waterfront lives up to its name in the most literal way possible. Once an undeveloped area that was most popular for fly fishing, it's now become home to thousands of locals, and the mixture of natural beauty with dynamic entertainment attracts tourists year-round. "The energy here is unlike anywhere else," says Maureen Flavin, a Realtor with Howard Hanna who's been selling Waterfront properties for 30 years. "There's been a huge dynamic shift because there's so much to do now — restaurants, boat tours, city events, you name it. Still, there's such a strong sense of nature and a great community."

Regarding essentials, big-name stops such as Rite-Aid and Tops Friendly Markets are less than 3 miles away. Waterfront's access to locally owned businesses gives it a fresh atmosphere, with some of Buffalo's newest hotspots popping up in and around the neighborhood. Residents take cycling classes at Hype Fitness Studio, get udon at K-DARA Noodle Bar and hang out with friends for drinks in the naturally lit interior of Labatt Brew House. Food vendors set up at Naval Park and Canalside to sell ice cream and fresh lemonade to both walking locals and tourists, their pastel awnings bright pops of color against the backdrop of docked ships. Waterfront has fully loaded its narrow strip of land with residential areas and green space, so many residents will drive or bike the few miles to Elmwood Village, which has numerous trendy and unique shopping boutiques.

Newly built homes with water views
Residents of Waterfront wake up to the sound of boats heading out for the day and chattering down at the boardwalk where locals are out walking their dogs or strolling to brunch. The area's housing is primarily made up of high and mid-rise condominium buildings alongside modern townhouses. Condo communities provide luxury amenities like tennis courts, pools and shared green space. "There's mostly new construction here and more on the way, which in Buffalo is pretty rare," Flavin says. "It's also rare that people leave once they've settled here. This is really where Buffalo locals end up — the Governor lives here, if that tells you anything. Properties usually sell close to the asking price, and smaller units start around $250,000. But you've got luxury places that can sell for 3 million. The range is huge."

Fishing at Canalside or hanging out at LaSalle Park
In the north portion of Waterfront are LaSalle Park and Ralph Wilson Centennial Park, which is currently undergoing a $50 million expansion. As it is, the combined park spaces already provide winding paved walkways, several athletics fields, a large playground, pools and a challenging skate park area. In the south are Canalside and the Buffalo Naval Park, popular sites for fishing, boating and kayaking. These spots are also where people get a dose of Buffalo history, from the rotating Heritage Carousel to displayed historical ships and tanks.

Getting a close look at the Buffalo AKG Art Museum
Being bordered by Downtown Buffalo means residents have immediate access to city events, from Taste of Buffalo, the largest weekend food festival in the country, to interactive art activities during First Fridays at the Buffalo AKG Art Museum. "The KeyBank Center is a big one. You can walk to the hockey games and concerts within 10 minutes," Flavin says.
Sabres games are within walking distance from most residences of Buffalo's Waterfront.

Private schools reign in Waterfront
"There aren't many children in the community," Flavin notes, "but most people who do have kids will send them to the private schools in the city." For public schools, Waterfront is zoned under the Buffalo City School District. If attending private, The Park School of Buffalo receives an A-plus from Niche and serves kindergarten through 12th grade, known for its rigorous academics and college preparation.
Walking, biking and riding around Waterfront
Waterfront is connected to the major thoroughfare of Interstate 190, a crucial route for getting around Buffalo. Within walkable distance along Main Street is the Erie Canal Harbor Station for the Buffalo Metro Rail, and there are several bus stops that residents can head to. There's a large Buffalo Bike Rental station in the south of the neighborhood, as the area is exceptionally bike-friendly with all the bicycle lanes and sidewalks.
Locals can also take the Buffalo subway from Waterfront to downtown.
