A west Fairfax County neighborhood with a small-town vibe
In 1980, developers carved quarter-acre parcels into Centreville’s dense oak-pine forests, designing the planned community of Little Rocky Run. Today, some of the neighborhood’s natural setting remains, with over 200 acres reserved for open space and community hubs. Asphalt walking paths weave behind homes and across wooded terrain, connecting playgrounds, swimming pools and basketball courts. The Little Rocky Run Homeowners Association organizes events like classic rock music bingo and story times with Santa at its three recreation centers. All these amenities combined make the neighborhood close-knit, according to Lisa Clayborne, a Realtor with Long & Foster Real Estate, who has sold several homes in the area. “About 6,500 people live here, so it absolutely feels like a small town within Fairfax County. They’ve got their own swim teams, tennis leagues and Boy Scout and Girl Scout troops,” she says. “But then there’s also a ton of nearby commuter routes and shopping centers that give it a big-city edge.” Grocery stores and eclectic restaurants fill strip malls along Virginia State Route 28, just west of the neighborhood, and Interstate 66, 5 miles north, offers easy access to Washington, D.C.
Little Rocky Run is a fast-selling neighborhood
Homes built in the 1980s and ‘90s dot Little Rocky Run’s sidewalk-lined cul-de-sacs. Colonial Revivals sit on quarter-acre lots, often shaded by mature white pine and white oak trees. Driveways lead to two-car garages attached to New Traditional homes, typically made of red brick and vinyl painted in shades of white and beige. Four-bedroom homes may start in the upper 800,000s, while five-bedroom homes can cost $1.8 million. Clayborne says the home size and quality make Little Rocky Run a fast-selling community. “My most recent listing here sold in two days and for way above the asking price,” she says. “It’s a place where people raise families and plan to live their entire lives because the houses are big and well-built, so the market has been hot for decades.” The neighborhood also has a few condos and townhouses costing between $350,000 to $570,000.
Pools, tennis courts and recreation centers in Little Rocky Run
Single-family homeowners must pay a monthly fee of $98 to the HOA, while townhouse owners pay $110. The association provides snow plowing and trash collection, plus it maintains community centers and hosts events. Blue umbrellas shade the biggest of the neighborhood’s three swimming pools, located behind the beige, ranch-style recreation center on Springstone Drive. The parking lot outside Stonefield Drive’s recreation center fills with used clothes and furniture as locals participate in the Fall Yard Sale, held for one weekend every September. Whiffle balls smack against the community’s seven rubber paddleball courts during the Labor Day Weekend Pickleball Tournament. Numerous climbing playgrounds atop woodchips and concrete basketball courts sit along the neighborhood’s mile-and-a-half-long trail system, which also has some nature routes. Locals can cross wooden bridges over the rocky namesake creek and trek along gravel paths through hilly, big bluestem pastures.
Interstate 66 reaches Langley and D.C.
Though locals often commute to downtown D.C. for work, Clayborne says other major employers are even closer to the neighborhood. “A lot of ex-military members live in Little Rocky Run because they have second careers in the CIA, and Langley is less than a half-hour drive away if traffic isn’t totally backed up.” A 15-mile drive east on I-66 leads to Langley, the CIA headquarters, while 20 miles in the same direction reaches D.C. “Dulles is also just a straight shot up Route 28, and that’s just convenient to live near because a lot of people here have to fly for work,” she adds. A 15-mile drive north on Route 28 puts drivers at Dulles International Airport. A few Fairfax Connector bus stops are also in the neighborhood, and the closest Metrorail station is 12 miles north in Herndon. Inova Fair Oak Hospital is about 7 miles in the same direction.
Fairfax County Public Schools are within walking distance
Children can attend Union Mill Elementary School, which receives an A-minus grade from Niche. The school opened on Springstone Drive in 1986 to accommodate Little Rocky Run’s population growth. Students may continue to A-minus-rated Liberty Middle School and A-rated Centreville High School, where each freshman gets an upperclassman mentor to help them transition into high school. Clayborne says these highly ranked schools are another draw for the neighborhood. “Families specifically look at houses in Little Rocky Run because this triangle of schools is incredibly well-respected, and they’re all walkable.”
Nearby shopping centers and proximity to historic downtown Clifton
A Giant grocery store anchors The Colonnade at Union Mill, home to chain restaurants like Outback Steakhouse and a few locally owned options. For instance, dark green umbrellas shade tables outside Rosemary’s Thyme Bistro, a Mediterranean spot that has been here since 1995. Shoppers affiliated with the military can grab groceries and other essentials at Coast Guard Exchange in Centre Ridge Marketplace, about 3 miles west of the neighborhood. In the same shopping center, a Cinemark movie theater is across the street from Sweetwater Tavern, known for ribeye steak, seafood dishes and rotating beers brewed on-site. Aztec blankets hang from wooden rafters, and murals of Native Americans and cowboys sit above red leather booths in this Southwestern-themed restaurant. For more locally owned eateries, Clayborne says locals go to downtown Clifton, 5 miles south. “It’s an adorable historic district with restaurants and bars in restored early 1900s houses,” she says. “I’ve been to every place there multiple times and never had a bad meal.” Trattoria Villaggio serves pasta and pizza in a red Colonial Revival-style storefront, while Clifton Café is a pastry and craft cocktail spot in a navy-blue bungalow.
Public golf courses and Bull Run Regional Park are nearby
Little Rocky Run is also near several non-HOA green spaces. “This is a big golfing community because there are two great, public courses right next door,” Clayborne says. On the neighborhood’s eastern edge, the 36-hole Twin Lakes Golf Course has a bent grass fairway covered in water hazards and red maple trees. Former PGA Tour player Fred Couples designed the 18-hole Westfields Golf Club, about 2 miles south of the neighborhood. Locals can also head 8 miles east to reach the 1,500-acre Bull Run Regional Park, home to numerous RV camping spots, playgrounds and history markers. In 1861, Confederates stopped Union troops from marching towards Richmond here in what is now known as the Battle of Blackburn’s Ford. The event was the precursor for the First Battle of Bull Run, which happened three days later in nearby Manassas Junction. Today, parkgoers can glide down twisty slides at the Atlantis Waterpark and hike trails surrounded by bluebell wildflower fields.
