Families and longtime residents come together in Greenbriar

Greenbriar is a suburban community between Fairfax and Chantilly, Virginia, built in the 1960s and ‘70s. Most residents can walk along the sidewalk-lined streets to shops and restaurants at Greenbriar Town Center, outdoor spaces such as Greenbriar Park and the Greenbriar Pool Club, and neighborhood schools serving kindergarten through 12th grades. “There's a lot of original residents from the 1970s that still live here, and now there’s younger people with families buying up the homes,” says Danny Lee, Realtor with Samson Properties and Greenbriar resident. “It’s a good mix of a tight-knit community.”

Mostly single-family homes, with some condos and townhouses

Greenbriar has about 1,900 single-family homes developed in the late 1960s and ‘70s. These vary between Cape Cods with steeply pitched, low-dangling roofs, sprawling brick ramblers, vinyl-sided split-levels and Colonials with covered, wraparound porches. “Some people have done nothing to the house since the 1960s, some people have done drop-dead gorgeous renovations, and then you have everything in between,” says Joe Dettor of Keller Williams Fairfax Gateway, who has lived in Greenbriar for over 30 years. “They’re older homes, and we don’t have basements, but that keeps the price down — it makes them more affordable than homes in the surrounding neighborhoods.” Some homes also have additions. Ramblers and Cape Cods are typically priced between $650,000 and $750,000, while larger split-levels and colonials range from about $750,000 to $1 million or more. Many homes have two-car garages and private driveways. Street names in Greenbriar nearly all start with “M” or “P,” reflecting the uniform nature of the sidewalk-lined residential roads. Greenbriar also has small clusters of townhouses ranging from $425,000 to $800,000 and condo units ranging from $300,000 to $500,000.

Advanced programs in Fairfax County Schools

Students living on the east side of Greenbriar typically attend Greenbriar East Elementary School, which earned a B grade from Niche. Those living on the west side attend Greenbriar West Elementary School, which earned an A. Greenbriar West offers an Advanced Academic Program (AAP) where students can receive full- or part-time differentiated learning in subjects where they excel. Students from both schools progress to A-rated Rocky Run Middle School for seventh and eighth grades and continue to A-rated Chantilly High School.

Greenbriar Civic Association hosts events

The monthly Greenbriar Flyer, published by the Greenbriar Civic Association, keeps residents looped into community events and happenings. The association helps put on concerts in Greenbriar Commons Park on select dates through the summer. “Everyone brings a chair and just likes listening to the band they hired,” Dettor says. Residents also gather for seasonal events, such as an Easter egg hunt in the spring and a meet and greet with Santa in December. The community gets together for casual hangouts too: “On Fourth of July, everyone wants to know if the country club is having their fireworks, and we all park there and watch them from across the street,” Dettor says.

Joining the Greenbriar Pool Club

At Greenbriar Pool Club, families gather for swim meets, catch up with neighbors and enjoy ice cream from the snack bar – where many local teens find their first job. The club is a mainstay of the community, though it is a private pool with 600 total member families, and passes are limited. Pool goers don’t necessarily need to live in Greenbriar, but to become a member, buyers must purchase or rent a membership from someone with a membership. All transactions are private, and members will usually advertise if they’re selling a pass on Facebook, Nextdoor or the Greenbriar Flyer. “Buying a membership from someone is around $2,700, but it kind of depends on what the seller wants to sell it for,” says Lee, whose three kids are on the club’s swim team. Passholders also pay a $475 annual maintenance fee.

Greenbriar Park and Rocky Run Trail

Many residents are within walking distance of the pool club and other outdoor spaces in the neighborhood, including Greenbriar Park and Rocky Run Trail. Rocky Run Trail spans 3 miles across Greenbriar through the woods and along a bubbling creek. Greenbriar Park has more sports facilities, including soccer and football fields, two baseball and softball diamonds and two tennis courts. Lee explains that parents will also take their kids to the playgrounds at Greenbriar’s elementary schools when school’s not in session: “You can just walk onto the playground if you have kids, and there are also basketball courts at both schools,” he says. The private International Country Club is also just north of Greenbriar.

Greenbriar Town Center and Fair Lakes Shopping Center

Greenbriar Town Center, on the northern side of the neighborhood just off Route 50, is anchored by a Giant Food and has several chain stores and restaurants like Five Below, Marshalls, Panda Express and First Watch. “Greenbriar Town Center is very walkable from most places in Greenbriar,” Lee says. “There's a stairwell that goes to the back corner of the shopping center, and I walk through with my kids a lot.” Greenbriar Town Center was also the location of Dogfish Head Alehouse, a very popular neighborhood restaurant that closed at the end of 2023. “We’ve missed it. It was just like the neighborhood watering hole. All the neighbors would go there, but now we’re going to Buffalo Wing Factory,” Dettor says. The Buffalo Wing Factory, located just across the shopping center from where Dogfish was, serves bar food and brews on tap. Also nearby, Fair Lakes Shopping Center has a BJ’s, Target, Hobby Lobby and more big box stores. “If you don’t get it in Greenbriar, you get it in Fair Lakes,” Dettor says.

Commuting to D.C. and facilities nearby

Route 50 on the northern border of Greenbriar and Interstate 66 just south of Greenbriar take riders east into the Washington, D.C. metro area. The National Mall is about 22 miles east of Greenbriar, and Tysons is about 13 miles northeast. The Fairfax County Parkway takes drivers 8 miles north to Reston. Commuters can also ride the 697 bus into D.C. from the Stringfellow Road Park and Ride or take the bus to the Vienna Metro Station and ride into D.C. from there on the Orange Line. Dulles International Airport is about 8 miles north of Greenbriar, and Inova Fair Oaks Hospital is 2 miles northeast. Greenbriar has a CAP Index crime score of 4, which is on par with the national average.
