South of Lakewood, sprawling subdivisions with a mix of residential homes make up the Kipling Hills neighborhood. Retail options and restaurants are a quick drive away, and Lilley Gulch Park stretches across the area, offering outdoor amenities right in peoples’ backyards. “It’s a very pristine yet outdoorsy pocket of Colorado,” says Realtor Melinda Sanders with eXp Realty. With a CAP Index crime score of two out of 10, which is lower than the U.S. national average of four, Kipling Hills offers its residents limited crime, spacious homes and a convenient location.
A variety of single-family homes
Kipling Hills’ two oldest subdivisions, Kipling Villas and Woodmar, were developed in the 1970s and are filled with different housing styles to match every preference. Most of the properties rest on large lots with manicured lawns and are shaded by mature trees. Vinyl split levels with the occasional brick feature and contemporary two-story homes are popular, with two-car garages and driveways as an added bonus. These homes range from 1,500 to 2,300 square feet and cost anywhere between $450,000 and $625,000. There are also brightly colored ranch-style homes available for $500,000 to $600,000. “The homes here are a little older, and some might need updating, but you can get a really good deal,” Sanders says. “There is a good variety of residents who have been here since the 70s, all the way up to first-time homebuyers who are finding it affordable to move here now.” Those who want alternative housing options can look into townhouse communities like Kipling Sun Townhomes. These properties range from 1,000 to 1,600 square feet and cost $370,000 to $470,000. There’s a homeowner’s association to take care of maintenance, and some properties come with attached garages and a basement.

Sprawling neighborhood park
When residents want to stretch their legs, Lilley Gulch Park offers many opportunities for outdoor recreation. The park bisects the neighborhood and has grassy rolling hills with walking trails that stretch across the entire area. The park includes two multi-use fields, tennis courts and a jungle gym. The Lilley Gulch Recreation Center has indoor facilities such as a pool and racquetball courts for rainy-day activities. “The rec center is one of the big draws here. It’s really big and has a pool and gymnastics classes. All sorts of stuff,” Sanders says. For those who enjoy water recreation, Johnson Reservoir is less than a mile east and accessible through Robert F. Clement Park. The waterside green space is a popular spot for catching largemouth bass and watching wildlife. The green space hosts annual events such as a summer concert series, the Red White & You Independence Day celebration, and the Summerset Festival.

Commercial retail areas in Kipling Hills
Kipling Hills residents have access to retail and restaurants through strip malls at the edge of the neighborhood. Kipling Place has necessity shops like CVS and ACE Hardware, plus a handful of local restaurants like Taco Selene, which serves traditional Mexican Cuisine. On the other side of the neighborhood, Bowles Marketplace has eclectic stores like Mythic Games and Bricks & Minifigs, plus well-known retailers like Plato’s Closet. Grab breakfast at Wave The Grain, a bakery that specializes in bread loaves and cupcakes. Stand-alone restaurants can also be found central to the area. Marino's Pizzeria & Wine Bar prepares brick-oven pies with Italian-imported ingredients. When residents want to shop for groceries, they can head to Natural Grocers on Kipling Way. “I live more southwest in Littleton, but I still go to the Wadsworth area all the time because it has all the common stores that people shop at,” Sanders explains. Directly north of the neighborhood, Southwest Plaza shopping mall has dozens of department stores and name-brand retailers.

Quality schools in Jefferson County
Children living in Kipling Hills can start their education in the neighborhood at Montessori Peaks Academy. The charter school teaches kindergarten through eighth grade and maintains a B-plus grade on Niche. Students can enjoy after-school enrichment activities and learn from the multiple gardens on the grounds. Students are also zoned for Powderhorn Elementary and Summit Ridge Middle; both schools have a B-plus grades on Niche. From there, teens can attend Dakota Ridge Senior High School. Ranked No. 9 in Best Public High Schools in Jefferson County by Niche, Dakota Ridge has an A-minus grade, an IB program and a Career Explore Program that educates students in fields such as hospitality, automotive and construction.

Driving and walking through the neighborhood
Kipling Hills’ expansive layout makes driving a car necessary for going places. Connections to South Wadsworth Boulevard and South Kipling Parkway keep travel to Lakewood and Denver a simple straight-shot. As for the neighborhood itself, its winding streets are pedestrian-friendly. Residents who live in Kipling Villas are within walking distance of Lilley Gulch Park and can get there by walking along the narrow sidewalks or following trailheads that are accessible through the neighborhoods. There are also local bus lines along Bowles Avenue and Kipling Parkway. Downtown Denver is about 15 miles away.
