Washington Park, like much of Ithaca, appeals to potential homebuyers for a variety of reasons. Some are drawn to the community’s walkability factor. Others appreciate the historic nature of the community. The park that is the community’s namesake opened in 1871. And still others enjoy the local vibe. Ithaca is home to Cornell University and Ithaca College; because of that, the city is very much a college town. “College kids keep all of Ithaca young at heart, says Allison Hogue, a licensed associate broker with Warren Real Estate, who grew up in the area. “Having so many students, especially the international students, around enables many businesses to thrive.” She adds that the students also give the city an international flair.
Older homes that have aged well
Homes in the Washington Park area have small front yards or sit just off the sidewalk along the city’s tree-lined streets. Most homes have front porches that allow homeowners to take advantage of cool evening breezes and neighborly chats. “Washington Park is on the north side of Ithaca, and the park of the same name sits right in the middle,” says Hogue. “Most homes were built more than 100 years ago as homes for the working class. There are some very nice homes in the area that people have spent money on. The area is being gentrified.” Italianate and Victorian homes in their simplest forms are popular. Colonial, craftsman and foursquare styles are also found here. Homebuyers can expect to pay between $290,000 and $510,000 for an updated foursquare home with modern amenities.

A walkable city with hilly terrain
