Historic farmland, now a residential area
Just 10 miles away from downtown Jacksonville is the small neighborhood of Dinsmore. Historically known for its agricultural industry, Dinsmore is now a primarily residential area with spacious rural homes and farm-to-table dining. "There are two local farms in the area where you can have first-hand agricultural dining experiences that are quite unique, being so close to the city," says Orlando Spencer, the broker and owner of O-Luxury Realty.
A variety of homes
Dinsmore offers a variety of house styles and sizes, including modest cottages and prairie-inspired multistory dwellings from the early 20th century, 1950s ranch-style homes and modern farmhouses. Many houses are set back from the street on half-acre lots, while modern developments offer sprawling lawns on one- to two-acre lots. Older houses are priced between $125,000 and $250,000, with exceptions (including multi-acre lots and inground swimming pools) extending to $400,000.
Recently built subdivisions like the Waterbrook Falls development offer modern houses with stucco exteriors, ranging in price from $150,000 to $350,000. Mediterranean-inspired houses with arched windows are priced closer to $400,000, and the development includes cleared lots for buyers looking to design and build a custom home.
Green parks and blue rivers
Dinsmore Playground is a small gathering space next to the public elementary. In 2023, the Dinsmore Neighborhood Civic Association installed an updated playground with new equipment. The grounds also feature a multipurpose field, basketball and tennis courts. The Dinsmore Sports Association utilizes the four baseball diamonds along Civic Club Drive for recreation league matches while children enjoy the nearby playground.
Because the Trout River leads to the greater St. Johns River, which feeds the city's many waterways, locals can embark on adventures beginning at the Dinsmore Boat Ramp along a bank off US 23. Locals without boat access can fish and enjoy water views from the Trout River bridge.
Education
Students may attend the neighborhood public school, Dinsmore Elementary, rated B by Niche and located on Civic Club Drive. Older students can attend Highlands Middle and Jean Ribault High, both ranked C-minus by Niche.
Students looking for a private school may enroll in Lighthouse Christian School Dinsmore, located next to Dinsmore Elementary. This school enrolls students from kindergarten through high school.
Farm-to-table lifestyle
Locals pick up groceries at the local butcher shop, Dinsmore Meats, or visit Rowes IGA in the Dunn Village shopping mall. Nearby, Celestia's Coastal Cuisine offers southern-style menu offerings like seafood mac and cheese or oxtail wontons, which locals enjoy when dining out.
Dinsmore’s rural setting shines at its local farm-to-table restaurants. At Congaree and Penn, guests can gather wildflowers and meet four-legged farm residents before enjoying a meal under a steel Quonset hut. “You can even buy super green, fresh produce and artwork from local artisans,” says Spencer.
Green Legacy Farms hosts intimate southern-style dinners made with organically grown products. The establishment offers educational workshops and events like the monthly Community Farm Day, where locals are invited to tour the grounds while learning about cultivation and composting.
A quick commute to the city
Getting to Jacksonville from Dinsmore takes roughly 20 minutes during non-peak times and closer to a half hour during peak commute times. The trip is 10 miles along US 23 or Interstate 95. Public transit includes the Dinsmore Shuttle, which picks up at Dinsmore Tower Road and leads to the intersection of Lem Turner Road and Dunn Avenue, where travelers can join the bus line leading to downtown Jacksonville. The area is considered car-dependent since this is the only bus line leading to Dinsmore.
The nearest airport is Jacksonville International Airport, 11 miles to the northeast and accessible via Interstate 195.
Dinsmore retains its rustic energy and historic identity despite the passage of time.
