Small town waterfront living along the Chesapeake

Bowleys Quarters, less than 20 miles from downtown Baltimore, offers waterfront recreation and dining. Here, homebuyers can find a mix of townhouses, Cape Cods and Colonial Revivals, some of which are close to the water. The area is home to parks, beaches and several marinas, making it popular with boat owners. When residents need to head out of the community, major interstates and highways are close by and provide routes to Baltimore and D.C. “There are waterfront restaurants, marinas, a big Walmart — everything is right there in the community,” says Skip Tolley, also known as “Captain Waterfront,” a Realtor with eXp Realty who has been selling waterfront property in the area for 25 years. “A lot of people have golf carts, so they don’t take the car to the restaurant, they take the golf cart.”

A wide range of Middle River homes and prices

Depending on home location, residents can have access to a close community and coastal views. On the more inland side, there are a number of apartments and townhouses. Closer to the waterfront, older homes have been remodeled because of wear and tear from age and weather. Ranch-style and Colonial Revival-inspired homes are common, and many have their own docks and private beaches. Homes can date back as far as the mid-1900s, and others were built as recently as 2023. Townhouses can range from $150,000 to $500,000, while single family homes have a wider price range. “Even on the water, you have homes priced in the $400,000s and you have homes priced over $1 million because of the new construction and reconstruction going on,” says Doug Magill, a broker at Weichert Realtors - Magill Generations and a top seller in the neighborhood. Much of the community is at risk of flooding, and homebuyers in certain locations may need to purchase flood insurance.

Middle River green spaces and water access

Bowleys Quarters is near several parks and recreation areas. Eastern Regional Park is the largest and includes, six baseball diamonds, four athletic fields, three picnic pavilions and an accessible playground. All of these amenities are situated around a massive community center for indoor fitness. Miami Beach Park sits right on the water, with boat rentals, swimming and picnic areas. Residents also have access to Bengie’s Drive-In, where they can catch the latest flicks from the comfort of their car.

Middle River necessities close at hand

Bowley's on the Bay is right along the water and offers upscale dining options indoors and on the beachside patio. Tavern in the Quarters is another local spot with rotating weekly specials like salmon and pork fried rice. Walmart and True Value are at the nearby Carroll Island Shopping Plaza.

Baltimore County Public Schools and magnet courses

Students can start their education at Seneca Elementary School, which receives a C-plus Niche rating. Middle River Middle School also earns a C-plus. Students then head to the B-minus-rated Kenwood High, which offers International Baccalaureate and sports science programs.

Interstate and MARC routes to Baltimore and DC

Traveling south on Interstate 95, residents are about 20 miles from downtown Baltimore and about 55 from D.C. The MARC train also takes commuters to both cities. The Johns Hopkins Hospital is 12 miles to the west, and Aberdeen Proving Ground army base is 30 miles away. The neighborhood's quiet streets accommodate pedestrians and their golf carts. Martin State Airport does not create much noise despite its proximity to the neighborhood. “If you’re going to be located in Bowleys Quarters, you recognize you’ll have some air traffic, but it’s not international traffic,” Magill says. “You may hear Maryland's Air National Guard, but it’s nice to know that they are right there.” Residents are also 25 miles away from the Baltimore/Washington International Thurgood Marshall Airport.

Waterfront lights in November

Between the Bowleys Quarters Community Association and the Bowleys Quarters Improvement Association, there always seems to be an event, potluck, quarterly cleanup or summer concert. The Middle River Lighted Boat Parade is one of the larger events in November, where close to 100 boats sail along Middle River with lights wrapped around every railing and mast. Residents often watch the parade from the beach or out on the water on their own boats.
