Kids attend Monrovia schools

“The neighborhood has some great schools,” says Mark Velasco, Broker at West Shores Realty. “Monrovia, in general, is known for having great schools compared to other areas.” Depending on where they live in the neighborhood, kids may start at Plymouth Elementary, which earned an A-minus on Niche. Students can go on to attend B-plus-rated Santa Fe Computer Science Middle School for Grades 6 to 8. Both schools offer a dual language immersion program in Mandarin and English. Monrovia High, graded A, has a Digital Sciences Academy for students interested in pursuing careers in disciplines like graphic design and video development.

Midcentury modern homes in Mayflower Village

Most of the homes in Mayflower Village date back to the mid-20th century and are recognizable for their simplicity. “It’s a more affordable area,” says Velasco. “It’s nice for people who want to be close to downtown but not have to spend a million. Young families are interested in these homes since the houses are typically smaller and they don’t need a lot of space yet.” These houses fill a network of residential streets that are mostly organized in a grid fashion. Some of Mayflower Village’s blocks feature sidewalks. Lawn space is one of the key features of Mayflower Village, with lots of anywhere from 5,000 to 13,500 square feet. Many of these lawns are shaded by mature trees. The homes in Mayflower Village sell from $800,000 to $1.8 million, depending on condition, square footage and lot size, with the median home value being well under the LA metro area average.

Live Oak Avenue shops and restaurants

Mayflower Village is mostly residential, but local and national businesses line Live Oak Avenue, which runs through the neighborhood. One of these, Shrimp House, is a long-standing local favorite, serving specialties like hand-breaded shrimp and clam chowder. Local chain Cabrera's Mexican Restaurants has a location just down the street, and has been open since 1985. Pho-licious Restaurant serves authentic pho and other Vietnamese specialties. Grocery Outlet and Albertsons are farther west along Live Oak Avenue. Among the other conveniences in the vicinity are a post office, a UPS Store, a Chevron gas station and a CVS pharmacy.

Access to Interstate-210

The neighborhood is not walkable, and there is little public transit, so residents will need a car to get around. Most of the streets in Mayflower Village are residential and quiet. “A lot of people like the location because it’s not too crowded,” says local Realtor Alexandra Yeung of IRN Realty. The neighborhood sits a few blocks south of Interstate 210, which leads to Pasadena is 11 miles west. Los Angeles is a little farther away, 20 miles to the west. The closest airport is in Burbank, 25 miles west of Mayflower Village. The closest hospital, Monrovia Memorial Hospital is 3 miles north of the neighborhood.

Longden Avenue Park

The neighborhood park, Longden Avenue Park, is operated by the County of Los Angeles. The small park offers green space and a baseball field. Two more parks, Pamela Park and Camino Grove, are within a mile of the neighborhood. Camino Grove Park has a playground, a baseball field, tennis and pickleball courts. Pamela County Park is a few blocks northeast, where there’s a covered playground for the kids, plus a basketball court and a skate ramp. There’s an indoor gymnasium here as well. The neighborhood’s proximity to the mountains is a sought-after feature by hikers, as trails can be found to the north.
