Neighborhood built during the Roaring ‘20s retains vintage charm
Reservoir Hills sits just south of Interstate 580, three miles east of downtown Oakland. Filled with homes built during Oakland’s industrial boom in the 1920’s, the neighborhood has gone through some interesting times. Some of the homes were built on dirt that had been dug out of a basin to build a large water reservoir, and over the years, a few of those homes toppled over in a series of small landslides. But a woodsy recreation area borders the reservoir, and the landslide debris was eventually remade into a creek-side park. Now those green spaces anchor a neighborhood of unique bungalows that retain their vintage charm and create a community identity, with neighbors out and about to walk their dogs and tend their yards. “I think people are drawn to Reservoir Hills for the location since it's between the 880 and 580 freeways, but they also like the community feel. People love their neighbors,” says Leigh Schneider, a Realtor with Red Oak Realty who has served the Bay Area for 15 years.

Many Reservoir Hills homes are small Tudor-style cottages with storybook frames, high-pitched roofs and big, multi-pane front windows. Others are Spanish-influenced, with low-pitched stucco roofs. A few Craftsman bungalows and simple ranch-style homes are mixed in. Each home is unique, and most have been renovated inside and out with modern appliances, open floorplans, and small but extensively landscaped yards. The sidewalks that line the roads feature mature trees, shrubs and flowers. Prices range from around $360,000 to $570,000 for homes needing significant updates and from $720,000 to $990,000 for those with modern upgrades. An occasional full-scale remodel may run about $1.25 million.

Reservoir Hills has no retail outlets, but just to the northeast, the Dimond District commercial area around MacArthur Boulevard and Fruitvale Avenue includes many shops and restaurants. Farmer Joe’s Marketplace sells organic produce and fresh meat and fish, and a Safeway grocery store is just up the street. Clothing stores include The Modern Hanger and Oaklandish Dimond. Willows & Pine restaurant serves creole-style soul food and sells spirits from regional Black-owned companies. Other options include La Perla for authentic Puerto Rican dishes and Mohka House for organic Yemeni coffee and baked goods. “Every neighborhood has their own popular restaurant or coffee shop, and it’s easy to get to the surrounding neighborhoods, so there are many places nearby to choose from,” Schneider says.
The Dimond shopping area is just two blocks from Reservoir Hill and has lots of small shops.

The Central Reservoir Recreation Area borders the old reservoir, which now appears as a steel-covered field. The reservoir will be replaced with a modern system within the next decade. The pine and palm-filled park area outside of it includes a baseball diamond. Trails and green space line Sausal Creek at William D. Wood Park in the northeast corner of the neighborhood. Nearby Manzanita Recreation Center is just to the southwest of the neighborhood and offers a basketball court, playground and free activities for kids. The Oakland Library’s Dimond Branch across I-680 has book clubs, teen gaming clubs and “Paws to Read,” a monthly event where kids read their favorite books to Banni, the service dog.
William Wood Park is a small neighborhood park with a grassy area and walking trail.

Oakland High subject of award-winning COVID-era documentary
Reservoir Hill students can take advantage of Oakland’s school of choice system, which lets parents apply for the school their child will attend. Nearby schools include Glenview Elementary School, Edna Brewer Middle School and Oakland High School. All three are graded B-plus by Niche. Oakland High School offers five college and career pathways with focuses on environmental science, visual arts, public health, engineering and law. “Homeroom,” a documentary following Oakland High’s class of 2020 through the COVID pandemic, won a Sundance Film Festival Award and was released on Hulu.

Skyline High School in Oakland has a new football field and track for students to enjoy.

Access to all of Oakland on public transportation or interstate
The Alameda Contra-Costa (AC) Transit bus line runs along 23rd Avenue on Reservoir Hills' western border, with connections across the city, and the Bay Area Rapid Transit (BART) train's Fruitvale station is just south on East 12th Street. Interstate 580 runs along the neighborhood's north side and connects through the city and into San Francisco. Highland Hospital is less than a half mile to the west of the neighborhood. The Oakland International Airport is under 8 miles away.
The 580 freeway borders Reservoir Hill making commuting easy and the city easy to get to.
Fruitvale Bart is close to Reservoir Hill and offers easy commuting around the bay.
