British Camp Farms is a triangular suburb tucked behind Hull Street, near the border of Chesterfield. There’s nature within driving distance – the James River Trail System is only 5 miles north – but otherwise this is primarily a quiet residential neighborhood. And homebuyers appear to prefer it that way, according to local realtors. “If someone is looking for a modest-sized home, maybe a starter home or if they’re looking to downsize, this area has some great, affordable options,” says Realtor Evian Thomas with Virginia Capital Realty.

Ranches and Cape Cods, modestly priced
But even those modest homes that Thomas speaks of can show up in a variety of styles. Brick ranch homes, rectangular with steep roofs and large front windows, sit on neat lots, often with a mature tree standing tall on the front lawn. Vinyl-clad Cape Cods with symmetrical facades and gabled dormer windows sit on half-acre lots – there are even some Cape Cods with steeply pointed arches, taking inspiration from Tudor Revival architecture. A three-bedroom, two-bathroom property in British Camp Farms can start at $175,000 but prices here will extend to $320,000. According to Thomas, the market has slowed down a bit and inventory has been steadily rising, giving homebuyers a little extra time for consideration.

Mexican cuisine is a prevalent trend in the neighborhood, and small restaurants pop up at various corners. Tortilleria Guadalupana, for example, is known for adobo-seasoned chicken roasted over an open flame and grilled beef short ribs. There’s even a bulk take home option: patrons can leave with freshly made corn tortillas, sold by the kilo. Other casual options are available, such as Albert Pizzeria on Broad Rock Boulevard. Quick conveniences can be grabbed at Family Dollar and 7-Eleven, but for big-box retail shopping, residents tend to hop on Chippenham Parkway and head to Chesterfield Towne Center. Groceries are closer, though, with a Food Lion on Hull Street just 2 miles west.

Hull Street is the major thoroughfare running parallel to British Camp Farms. It’s a direct route to downtown Richmond, and it’s lined with restaurants as well as fast food or fast casual eateries – plus, it’s serviced by buses. But similar things could be said for Broad Rock Boulevard, which makes up the west end of this neighborhood: it features buses, eateries and an easy path to destinations like Broad Rock Sports Complex, the VA Hospital and Chippenham Parkway. Otherwise, pedestrians have access to sidewalks in this primarily residential neighborhood.
